V 69-233 OF JOHN ROACH AND JEROME STEWART /'~NING CO?~L~ISSION OF THE CITY OF TUSTIN, CALIFOP~qIA, G~ANTING A VARIANCE ON APPLIC?lr£ION NO. V. 69-233 OF JOHN RO___ACH AN__~D J~E~~ ~TE3~AR~. _ The Plan~ing Commission of the City of Tustin, California does hereby resolve as follows: . 1. The Planning Commission finds and determines: a) That a proper application (No. V. 69-233) was filed on behalf of John Roach and Jerome Stewart to permit construction of an office building in the C-2P (Central Com~.ercial and Combined Parking District with (1) provision for 13 off-street parking spaces for a 5463 sq. ft. and (2) a set back of 40 ft. from the centerlines of E1 Camino Real and Main 'Street with a zero ft. set back fr property line on the property described in Exhibi A attached hereto. b) That a public hearing was duly called, noticed and held on s&id application. c) That the adjustment hereby authorized will not cOnstitute a grant of special privilege incon- sistent with the limitations upon other propertie in the vicinity and district in which the subject property is situated. d) That because of speCial circumstances applicable to the subject property, including size, .shape, topography, location or surroundings, the strict application of the Zoning Ordinance will deprlve subject property of privileges enjoyed by other properties in' the vicinity and under identical zone classification. 2. A variance is hereby granted as applied for, subject to the following conditions: a) Approval of plans by the Architectural Committee. b) Installation of Street Trees per the Master Stree Tree Plan. c) Close off all unused driveway entrances.
