ORDINANCE NO. 248
AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
AMENDING THE ZONING ORDINANCE, NO. 157, AS
AMENDED.
The City Council of the City of Tustin, California,
does ordain as follows:
The Zoning Ordinance of the City of Tustin,
Ordinance No. 157, as amended, is hereby amended as follows:
1. There is hereby deleted from Sections
4.7, 4.8, and 4.9 of said Ordinance the words:
"any use permitted in any 'R' District," and
each and all of the words and figures following said words
in the same lines in the boxes beside said words.
2. There is hereby added Section 5.30,. to read
as follows:
Section 5-30: A numerical prefix and/or suffix
may be added to .any district. The prefix shall establish
the minimum width for a building site measured in feet at
the'~[~ding set-back line; the numerical suffix shall
estS~h the minimum number of square feet for a building

as a~'ended. This section shall not aoply to a P_D District.
3- Sub-paragraph (1!) of Section 5.29 is

prior to the adoption of this Ordinance.
4. Sub-paragraph (?) of Section 5.29 is hereby
amended to read as follows:
(?) HEIGHT LIMIT:
(a) None, except as limited herein below.
(b) When a lot in the P-D District abuts
at any point along its property lines, or is directly
across a street or alley from, property zoned R_A
E-4 or R-I, and developed for said uses, with only
single story buildings, no main building shall be
erected on said P_D Lot to a height to exceed
one (1) story, and/or twenty (20) feet, which-
ever is the more restrictive, within one hundred
fifty (150) feet of said zoned property. Further,
no main building shall be erected on said P-D Lot
to a height to exceed three (3) stories and/or
fifty (~0) feet, whichever is the more restrictive,
within three hundred (300) feet of said
or R-1 zoned property, which has been developed
for said uses, with single and/or two-story buildings,
unless the Planning Commission shall grant a
Conditional Use Permit therefor.
When a lot in the P_D DisErict abuts at
any point along its property lines or is directly
across a street or alley from property zoned R_A,
E-4 or ~-1, which has not been developed for said
uses, no main building shall be erected on said
P-D lot to a height to exceed one (1) story, or
twenty (20) feet, whichever is the more restrictive,
within one hundred fifty (150) f.eet of said zoned
property, unless the Planning Commission shall
grant a conditional use permit therefor.
Further, no main building shall be
erected on said p*D Lot to a height to exceed
three (3) stories or fifty (50) feet, which-
ever is the more restrictive, within three
hundred feet of said R_A, E-4, or H-1 zoned property

unless the Planning Commission shall grant a conditional
use permit ~herefor.
It is found and deterslined that the
'preservation of public health, safety and welfare requires
immediate adoption of this ordinance as an urgency measure,
effective immediately upon publication.
PASSED AND ADOPTED at a regular
meeting of the City Council of the City of Tustin,
held on the 2nd day of December, 1963.

of the City Council of the City of Tustin is five; that
the above and foregoing Ordinance was duly and regularly
introduced and read at the regular meeting of the
City Council held on the 2nd day of December, 1963, and
was given its second reading and duly passed and adopted
at a regular meeting held on the 2rid day of December, 1963,
by the following vote:
