A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
TUSTIN, CALIFORNIA, GRANTING A CONDITIONAL USE PERMIT ON
APPLICATION NO. UP-68-276 OF SOCAL PROJECTS, INC.

The Planning Commission of the City of Tustin, California, does
hereby resolve as follows:
1) The Planning Commission finds and determinesl, that':
a) A proper application (NO. UP-68-276) was filed, On behalf
of SOCAL PROJECTS, INC. to permit a 290-bed convglescent
hospital on the property described in Exhibit A, ~ttached
hereto and incorporated herein by this reference.
A public hearing was duly called, noticed and held on said
application.
The establishment, maintenance and operation of the use
applied for will not, under the circumstances of the par-
ticular case, be detrimental to the health, safety, morals,
comfort and general welfare of the persons residing or
working in the neighborhood of the proposed use, and will
not be injurious or detrimental to property and improvements
in the neighborhood or the general welfare of the..City of

d) The use permit applied for should be granted.
conditional use permit is hereby granted to permit a 290-bed
convalescent hospital on the subject property, subject to the following conditions:
a) That water lines, fire hydrants and access roads be subject
to the approval of the Fire Chief;
Granting of any additional street right-of-way for Bryan,
Main or Newport to conform with ultimate r~-.~=-=~= as
shown on the Master Plan of Arterial Highways.
¢) Construction of all street improvements fronting on this
pagcel on Main, Bryan and Newport, including curbs, side-
walk and street paving.
Installation of street trees in conformity %~thMmster Street
Tree Plan.
Modification of irrigation.line in Newport as necessary to
permit street constuction, installation of street lights,
annexation to the Tustin Lighting District.
f) Utilities to be installed underground.
PASSED AND ADOPTED at a regular meeting of the Planning' Commission of
the City of Tustin, California, held on the 9th day of December, 1968.

of the Ranchos Santiago de Santa Ana and San Joaquin, as shown on
a map recorded in book 5, page 7 of Miscellaneous Records of Los
Angeles .County, California, bounded on the South by Main Street,
on the Northwesterly side by Newport Road and on the Northeasterly
side' by Bryan Street.

discribed in deed to the City of Tustin', recorded November 9,
1964 in book 7294, page 260 of Official Records; thence along
said Northwesterly line, North 39° 57' 46" East 338.84 feet
thence South 50e 02' 14" East.183.64 feet thence South 0° 01'
04" West 141.64 feet to the center line of said Main Street;
