A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, CALIFORNIA, RECOMMENDING REZONING OF PROPERTY
OF BROOMEL ON APPLICATION NO. Z.C. 68-175

The Planning Con~nission of the City of Tustin, California does
resolve as follows:
1) The Planning Commission finds and determineS:
a) That proper'application (NO. Z.C. 68=175). was filed
by Broomell to rezone from 'the PD-3500 (Planned
Develo~nent, 3500 sq. ft. of lot area per unit) to
the C-1 (Retail Commercial) and R-3 1900 (Multiple
Residential, 1900 sq. fto of lot area per unit.)
b) ~at public hearing was duly called, noticed and held
on said application.
c) That said property should be rezoned.
2) The Planning Commission hereby recommends that said property
be rezoned to the C-1 (Retail Commercial) and R-3 1900 (Multiple Residential

1900 sq. ft. of lot area per unit), for. the following reasons:.
1. The proposed commercial zoning is in conformance with the
Tustin Area General Plan.
2. The deviation from existing zoning is 11 additional units
on.1.77 acres of land.
3. The proposed zoning is a proper transition between commercial
and low density residential.
4. Con~ercial zoning at the intersection is appropriate for the
intersection of a primary and secondary highways.

5. As additional grounds, the minutes and evidence introduced at .............
the hearing are included by reference and made a part of the
motion.
The Commission further requested that the developer of the proposed
multiple family complex take steps to screen the second story view toward the
single family property on the north side of Medford Avenue.
PASSED AND ADOPTED at a regular meeting of the Planning Commission
of the City of Tustin, California, held on the 13th day of May, 1968
