RESOLUTION NO. 819 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, CALIFORNIA,GRANTING A CONDITIONAL USE PERMIT ON APPLICATION NO. U.P. 65-208 OF THRIFTIMART The Planning Commission of the city of Tustin, California resolves as 'follows: 1) The Planning Commission finds and determin~.~.: a) That a proper application (No. U.P. 65-208) was- filed on behalf of Thriftimart, to permit a combination liquor and delicatessen store on property at 14921 Holt Avenue, Tustin, California. ' y.b) That a ~ublic hearing 'was dul called, noticed and held on said application. c) That said proposed use is compatible with the surrounding uses and properties and the general plan of the City of Tustin, and should be granted. ... 2) That a Conditional Use Permit, as' applied for, is hereby granted, to permit construction and use of a combination · Liquor and delicatessen store, subject to the following conditions:l. a) Determination of the compatibility of said com- bination liquor and delicatessen store to the total development on l 'the property will be made by the Architectural Committee upon re- view and approval by this Commit.tee of detailed plans and elevat- ions of the total proposed complex. b) Landscaping and provisions to maintain same be provided, both in conjunction with the proposed building and the parking area adjacent to subject structure. It is the intent of this condition that this landscaping be designed in such a manner as to be an integral portion of the parking area for the total development rather than as a separate entity. Plans for such landscaping 'must be reviewed and approved by the Architectural Committee. · ' c) prior to the issuance of building permits, all plans shall be submitted and approved by the Architectural Com- mittee. All signs for the proposed complex must be '~eviewed and approved by the Architectural Committee prior to the issuance of permits for such signs. d) The traffic flow of off-Street parking areas ' should be designed so as to be compatible with the parking area of the entire development. This is necessary to prevent any con- flicting or hazardous traffic patterns either within the property or onto City Streets.
