HUN~fLEY The Planning Com~nission of the City of Tustin, California, does resolve as foll~vs: Section 1- The Planning Co~nmission finds and determines as A) That a proper applicatic~n (No. U.P. 65-201) was filed behalf of JOHN B. HUI~LEY for a use permit to permit the constructioq of a planned developznent in the PD Zone on approximately~ 9.7 acres of property located on Yorba Str. eet, approximately 700 feet norther of Seventeenth Street, in the Czty of Tustin, California, and more ~ follows particularly descrzbed as : Approximately 9.7 acres, described as the East 1/2 of Lot 14, in Block B., of the A.D. Chapman Tract, sur- veyed by Frank Lecouvreur in 1870, as shown on a Map recorded in Book 102, Page 15, Miscellaneous Maps, records of (~-ange County, California. B) That a public hearing was duly called, noticed and held on said application. C) That said proposed planned development would be in the best interests of the subject property, adjacent properties, would n~t be detrimental to the health, safety or general welfare of the persor~s residing in the neighborhood, nor detrimental to the property and ~ improvements 'in the neighborhood, and should be granted. Section 2: The proposed use permit to construct a planned development in accordmnce with the plans and specifications submitte¢ by the applicant is hereby granted, subject to the following condi- tions: A. Tha~ detailed landscaping plans and elevations of the building be submitted for review go the Architectural Con~ittee. B. Disposal of the sewage shall be by means of a public sa~ tary sewage system. C. The right-of-way for Yorba Street shall be dedicated to the City of Tustin to a width of forty (40) feet from the center lin~ and ' ~ · z,proved as per standards set forth by the City Engineer D. That all utilities be placed underground on the subject property. E. (One to be furn- ished to the Fire Dept., and one to be undo glass at the development site). 7) Road and hydrant to be installed by framin[ stage of building. 8) Two gates to be in masonry wall on Medford Drive. F. All buildings and structures shall be located as in- dicated on the plot plan. A detailed layout of carports and parking spaces must be submitted to the Architectural Co..vanittee for final approval. G. That the areas marked in dark green on Exhibit "A" be included as landscaped area. H. That the pr,o, posed driveway on Yorba Street be relo- cated as shown on Exhibit "A°'. I. That the walls surrounding the proposed developments be 6'8" in height e:~cept at stree~ and driveway entrance where the wall should be three (3) feet high, to provide addquate visibility for vehicular traffic. parking ordinance.
