A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, CALIFORNIA, GRANTING A CONDITIONAL
USE PERMIT ON APPLICATION NO. U.P. 65-194 OF
SHUBIN.
The Planning Commission of the City of Tustln,
California, resolves as follows:
Section 1: The Planning Commission finds and
determines as follows:
A) That a proper application (No. U.P. 65-194) was
filed on behalf of Shubin to permit a car wash on the property
at 535 E. Main Street, at the northwest corner of Main and
Newport, Tustin.
B) That a public hearing was duly called, noticed
and held on said application.
C) That said proposed use would not be detrimental
to the subject property, adjacent properties or uses, would be
compatible with the general plan of the City of Tustin, and
should be granted.
Section 2: The Conditional Use Permit, as applied for,
is hereby ~ranted to permit a car wash, subject to the following
conditions:
A) That the development be in accordance with Exhibit B
filed wlth the Commission.
B) That prior to issuance of final occupancy permit,
either:
(1) The existing building be demolished, or
(2) The existing building be brought to
conformity with applicable bulldlng codes and to the approval of
the Architectural Committee.
C) That precise elevations and landscaping plans be
filed for approval of the Architectural Committee. Landscaping
plans shall lnclude a sprinkler system.
D) That all signs be in accordance with the provisions
contained in the Si~n Ordinance Review now on file wlth the
Commission.

E) That adequate bumpers or other protective
devices be installed around all signs in or adjacent to parking
or traffic areas.
F) That street imorovements be installed on Main St.
and H Street to conform to City standards.
G) That car wash driveway access be limited to "H"
Street only.
H) That for any access, for uses other than car wash,
across the railroad right of way, approval shall be first obtained
from the California Public Utilities Commission and such
construction shall be done at the expense of the developer.
PA3SED AND ADOPTED at a regular meeting of the Planning
Commission of the City of Tustin, California, held on the 14th
day of June, 1965.
