A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF TUSTIN, CALIFORNIA, GRANTING A
CONDITIONAL USE PERMIT ON APPLICATION NO.
U.P. 65-183 OF LUMBERMEN'S MERCANTILE.
The Planning Commission of the City of Tustin,
California, resolves as follows:
Section 1: The Planning Commission finds and
determines that a proper application {No. U.P. 65-183)
was filed on behalf of Lumbermen's Mercantile to permit
a wholesale building material distribution center on the
property described as:

Beginning at the intersection of a line parallel
with and distant northwesterly 770.40 feet, measured at
right angles, from the southeasterly line of said Lot 65,
with the southwesterly line of Edinger Avenue (80 feet wide)
described as that certain 4.7904 acre parcel in deed to
County of Orange, recorded in Book 5406. Page 473, Official
Records of said County; thence South 506 10' 50" East
(basis of bearings as per Record of Survey filed in Book
34, Page 17, Records of said County) along said south-
westerly line of Edinger Avenue 304.40 feet; thence South
39° 49' 10" West 10.00 feet to a point in a line parallel
with and distant southwesterly 10.00 feet, measured at
right angles, from said southwesterly line of Edinger
Avenue; thence South 50° 10' 50" East along last said
parallel line 10.00 feet; thence South 05° 11' 02" East
28.29 feet to a point in a line parallel with and distant
northwesterly 436.00 feet measured at. right anglps, from
said southeasterly line o~ Lot65; thence South 39° 48' 4?"
West along last said parallel line 500.00 feet to a point
in a line parallel with and distant southwesterly 530.00
feet, measured at right angles, from said southwesterly line
of Edinger Avenue; thence North' 50° 10' 50" West aloDg
last said parallel line 330.40 feet; thence North 35° 14' 21"
East 50.16 feet to a point in first said parallel line;
thence North 39° 48' 4?" East along first said parallel
line 480.00 feet to the point of beginning.
Said parcel contains an area of 4.0549 acres, more
or less.
Parcel 2:
Beginning at the intersection of a line parallel
with and distant northwesterly ?90.40 feet, measured at
right angles, from said southeasterly line of Lot 65, with
a line parallel with and distant southwesterly 530.00 feet,
measured at right angles, from said southwesterly line of
Edinger Avenue; thence North 50° 10' 50" West (basis of
bearings per said ReCord of Survey, 34-17) along last
said parallel line 336.?9 feet to a point in the boundary
of that certain 5.3509-acre parcel as described in deed to
State of California, recorded August 19, 1963, in Book 6680
Page 242, Official Records of said County; thence along
said boundary of s~id 5.3509-ac~e parcel the following 3
courses: North 55 42' 28" East 426.38 feet;~thence North
89° 07' 35" East 151.67 feet; thence South 55v 53' 48"
East 100.50 feet to the southwesterly terminus of that
certain course described as having a bearing of South
39° 48' 55" West and a length of ll.01 feet in said deed
to State of California (6680 or 2~2); thence South
50° ll' 13" East, leaving said boundary of said 5.3509-acre
parcel, 5.00 fe~t to a point in first said parallel line

Section 2: The Planning Commission duly called,
noticed and held a public hearing on said application.
Section 3: The Planning Commission finds and
determines that said proposed use, as applied for should be
granted and would be harmonious with the surrounding area,
adjacent property, and the general plan of the City of Tustin.
Section 4: A Conditional Use Permit is hereby
granted to permit a wholesale building material distribution
center, as applied for, subject to the following conditions:
1. That landscaping be installed and maintained
on the frontage along Edinger and Del Amo Streets.
2. That a parking area sufficient to provide
adequate vehicle circulation to the approval of
the Planning Advisor.
3. That water supply for fire protection be
provided as per minimum requirements of the Tustin
Fire Department.
PASSED AND ADOPTED at a special meeting of the
Planning Commission of the City of Tustin, held on the 18th
day of January, 1965.
