A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, CALIFORNIA, GRANTING USE PERMIT APPLICA-
TION NO. U.P. 64-158 OF A. R. BUILDERS
The Planning Commission of the City of Tustin, California,
does resolve as follows:
Section 1: The Planning Commission finds and determines
that a proper application (NO. UP64-158) was filed by A. R. Builders
for a Use Permit on the following described property:
PARCEL 1. Beginning at a ooint in the center line of
McFadden Street 506 feet West of a point which is 20
feet South and 33 feet East of the Southeast corner of Lot.
"K" of the Stafford and Tustin Tract, in the Rancho
Santiago de Santa Ana, as shown on a rasp thereof recorded
in book 2, page 618, and 619, Miscellaneous Records of
Los Angeles County, California., running thence Northerly
772.18 feet, more or less, to the Northwest cor~er of the
Tract 5.42 acres of land deeded to Albert E. Mc Carter,
et ux., by deed dated January 2, 1933; thence South 89°
37 37~A West 614.97, more or less, to a ooint in the West
line of said Lat "K", thence So~tb. 0°44:' West along
the eaid West line 768.20 feet to a point in the centerline
of McFadden Street; thence East along the centerline of
McFadden Street, 618.85 feet, more or less, to the point
of beginning.
PARCEL 2: Beginning a t a point 20 feet South and 33 feet
East of the Southeast corner of Lot "K" of the Stafford
and Tustin Tract, in the Rancho Santiago de ~anta Ana, as
shown on a map thereof recorded in Book 2, pages 618 and
619, Miscellaneous Records of Los Angeles County, Calif-
ornia, said poi nt bein~ the intersection of the center
lines of Wi]~liam and McFadden Streets; runnin~ thence
North O°lSA' East 774.16 feet to a ooint 33 feet East
of the East line of said Lot "E" thence South 89°37~'
West 504 feet to anoint; thence Southerly 772.18, more or
less, to a ooint in the center line of McFadden Street
which is 506 feet Westerly from the point of beginning;
thence East along the center line of McFadden Street, 306
feet to the point of beginning.
Except that portion of orooerty located at the Northwest
corner of McFadden St. and Williams St. described as follows:
Beginning at the intersection of the centerlines of McFadden
St. and Williams St. for a distance of 200 feet thence west
parallel to the centerline of McFadden St. for a distnace of
199 feet thence south a distance of 200 feet to the center-
line of McFadden St. Thence east to the ooint of beginning.
Section 2: The ?lan~"~ing Commission duly called, noticed
and held a public hearing on said application on March 9, 1964.
Section ~. The Planning Commission finds and determines
that the granting of U.P. 64-158, subject to the following
conditions:
1. D!soosal of sewafe shall be by means of ~ ~ubl~n sani-
tar7; sewage system.
2. The subject development sh~ll be annexed to the ?th
Sewer Mainten~nce Distr9 et.
3. The aoplicant sh~]l dedicate the right of way for Mc-
Fadden Avenue across the entire width of this proDerqy to a width
of 40' from centerline, the applicant shall improve said right of
way fully with improvements meeting the a~proval of the City
Engineer.
4. The applicant shall improve that oortion of Williams
Street across the entire width of this property abutting said
street wihhin the existin~ right of way.
5, The ap~licant shall provide a system of under-.round
utilities.
6. The applicant shall construct all masonry walls as in-
dicated o.n the plot clan.
?. Ail buildings and structures shall be of the size, type
and in the locations indicated on the plot plan.
8. All water mains shall be installed to form a loop system.
9. All fire fighting facilities, extinguishers, hydrants,
gate valves and lines shall be of the type and in the locations as
directed by the fire chief.
10. One CODy of a map showing the location of all main water
lines as constructed shall be filed with the Tustin Fire Department.
11. At least one copy of the above map shall be located in
a conspicuous place, under glass, within the development for emer-
gency ourposes meeting the aooroval of the Tustin Fire Deoartment.
12. The developer shall install a fire hydrant system
sufficient to provide for a flow of 2500 gallons per minute, based
upon the specifications of flow and pressure provided by the Tustin
Water Works.
13. All ~arages shall be ecuipoed with garage doers.
14. All garages facing or adjacent to Wi~liams St. and
McFadden Ave. shall be eouioped with ~abled roofs.
15. Street trees and parkway shall be provided along Williams
St. and McFadden Ave. in accordance with the requirements of the
Parks and Recreation Committee.

welfare of the persons residing or working in the neighborhood nor
be injurious or detrimental to oroperty and improvements in the
neiEhborhood or the general welfare of the City under the circum
stances.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission of the City of Tustin, California, held on the 9th day
of March, 1964
