A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, CALIFORNIA, APPROVING TENTATIVE
TRACT MAP NUMBER 5443 OF CASA YORBA DEVELOPERS, INC.
The Planning Commission of the City of Tustin does
resolve as follows:
Tentative Tract Map Number 5443, of CASA YORBA DEVELOPERS,
INC., is hereby approved as filed, subject to the following condi-
tions:
1. Disposal of sewage shall be by me~ns of a public
sanitary sewage system.
2. Sewer lines, connections and structures shall be
installed of the size, type, to the grades and in the locations
meeting the approval of the City Engineer ~nd the County Sanitation
District No. 7. The subject tract shall also be annexed to the
Seventh Sewer Maintenance District.
3. Vehicular access rights from Lots Nos. 1, 3, 31, 32
aN 44 to Yorba Street shall be dedicated to the City of Tustin
and a note to this effect shall be lettered on the Final Map along
said street.
4. The following requirements shall meet with the approval
of and conform to City Standards as determined by the City Engineer:
(a) Street names and signs within the Tract,
(b) The water distribution system and
appurt enenc e s,
(c) All provisions for surface drainage,
(d) Street improvements, sidewalks, underground
utilities and street lights.
5. An easement for the right of way of Yorba Street shall
be dedicated to the City of Tustin to a width of 40 feet from the
centerline and improved in accordance with the approved section for
a Secondary Highway of the Master Plan of Arterial Highways.
6. Any cesspool or septic tank associated with the
dwellings to be removed shall be emptied of sewage and filled with
approved material in compliance with the Tustin Plumbing Code.
7. The on-site components of the system for the disposal
of sewage, proposed to be by means of the City of Tustin and District
7 facilities, shall comply with all laws administered by the
Superintendent of Building and Safety.
8. Those segments of the existing irrigation lines
within the boundaries of the proposed lots shall be removed,
collapsed and backfilled, or otherwise made to conform to the
specifications of the Tustin Buildiug Code.
9. The sewer and drainage easement proposed between
Lots Nos. 26 and 27 is acceptable as indicated, upon an easement
south to Fourth Street as proposed on the Tentative Map being
dedicated to the City of Tustin. It is to be expressly under-
stood that no such easement has been dedicated as of this time;
that a condition of development of Tract No. 5311 as presently
designedwill be dedication of said easement; that if said
easement is not dedicated the subdivider of Tract No. 5443
must provide an easement or other provisions for sewer and
drainage satisfactory to the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission of the City of Tustin, California, held on the 30th
day of December, 1963.
