A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, CALIFORNIA, RECOMMENDING CERTAIN
AMENDMENTS TO THE ZONING ORDINANCE.
The Planning Commission of the City of Tustin, California,
does resolve as follows:
After public hearing duly called, noticed and held, the
Planning Commission recommends adoption of the following amendments
to the Zoning Ordinance of the City of Tustin:
1. That there be deleted from Sections 4.7, 4.8, and
4.9 of said Ordinance the words:
"Any use permitted in any 'R' District,"; and each and
all of the words and figures following said words on the same lines
in the boxes beside said words.
2. That there be added Section 5.30, to read as follows:
5.30: A numerical prefix and/or suffix may be added to
any district. The prefix shall establish the minimum
width for a building site measured in feet at the
building set-back line; the numerical suffix shall
establish the minimum number of square feet for a building
site in said zone. However, the numerical suffix and
building site shall in no case be less than the minimum
lot size established in the Zoning Ordinance, Ordinance
No. 157, as amended. This section shall not apply to a
P-D District.
3. Sub-paragraph (ll) of Section 5.29 be changed to
read as follows:
(ll) MINIMUM NUMBER OF SQUARE FEET REQUIRED FOR EACH
HOUSEKEEPING UNIT
There shall be no minimum lot size established in any
P-D Planned Development. However, the minimum number of
square feet of land required for each family or house-
keeping unit in a Planned Development shall be designated
by the number following the symbol P-D on the particular
Official Zoning Map. This section shall not govern any
P-D Planned Development zone established prior to the
adoptionof this Ordinance.
4. That sub-paragraph (7) of Section 5.29 be ~mended to
read as follows:
(7) L IT:
(a) None, except as limited hereinbelow.
(b) When a lot in fhe P-D District abuts at any point
along its property lines, or is directly across a street
or alley from, property zoned R-A, E-4, or R-I, and devel-
oped for said uses, with only single story buildings, no
main building shall be erected on said P-D Lot to a height
to exceed one (1) story, and/or twenty (20) feet, which
ever is the more restrictive~ within one hundred fifty,
(150) feet of said zoned property.
Further, no main building shall be erected on said P-D
Lot to a height to exceed three (3) stories and/or
fifty (50) feet, which ever is the more restrictive,
within three hundred (300) feet of said R-A, E-4 or
R-1 zoned property, which has been developed for said
uses~ with single and/or two-story buildings~ unless
the Planning Commission shall grant a Conditional Use
Permit therefor.
When a lot in the P-D District abuts at any point along
its property lines or is directly across a street or
alley from property zoned R-A, E-~ or R-1 which has not
been developed for said uses, no main building shall
be erected on said P-D lot to a height to exceed one
(1) story, or twenty (£0) feet, whichever is the more
restrictive, within one hundred fifty (150) feet of
said zoned property, unless the Planning Commission
shall grant a conditional use permit therefor.
Further, no main building shall be erected on said P-D'
Lot to a height to exceed three (3) stories, ~ fifty
(50) feet, whichever is the more restrictive, within
three hundred feet of said R-A, E-4, or R-1 zoned
property~ unless the Planning Commission shall grant a
conditional use permit therefor.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 26th day of November, 1963.
