HomeMy WebLinkAboutPC RES 680RESOLUTION NO. 680 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, CALIFORNIA, GRANTING A CONDITIONAL USE PERMIT ON APPLICATION U.P. 63-145 OF HODGE, AS REVISED, AND APPROVING FINAL DEVELOPMENT PLANS. The Planning Commission of the City of Tustin, Calif- ornia, does resolve as follows: Section 1: The Planning Commission finds and determines that a proper application (No. U.P. 63-145) was filed by Hodge for Conditional Use Permit on amended 'application and plans, and approval of final development plans for the property described as follows: The Southeasterly 7.771 acres of the Northeasterly one-half of Lot 17 in Block 12 of Irvine's Subdivision, as shown on a map recorded in Book l, page 88 of Miscellaneous Maps, records of Orange County, California, and being more particularly described as follows: Beginning at the Easterly corner of said Lot 17, said ~int being in the center line of that certain public highway commonly known as the Bryan Avenue, and running thence from said point of beginning, Southwesterly along the South- easterly line of said Lot 17, 661.15 feet to the southerly corner of the Northeasterly one-half of said Lot 17; thence Northwesterly along the Southwesterly line of said Northeasterly one-half of said Lot 17; thence North- westerly along the Southwesterly line of said Northeasterly one-half of Lot 17, 523.36 feet to a point; thence Northwesterly parallel with the Southeasterly line of said Lot 17, 548.61 feet to a point in the Easterly prolongation of the center line of Main Street in the Town of Tustin; thence Easterly along said prolongation, 175.14 feet to a point in the Northeasterlyl~ne of said Lot 17, said line being the center line of said Bryan Avenue, thence Southeasterly along said Northeasterly line, 389.15 feet to the point of beginning. Excepting that portion included within Main Street and Bryan Avenue. Section 2: The Planning Commission duly called, noticed and held a public hearing on said matters on October 28, 1963. Section ~: The Planning Commission finds and determines that the proposed use and development are in harmony with the spirit and intent of the Planning Department, will not be detrimental to adjacent property and adjoining uses, and will be in harmony with the general plan of the City of Tustin. Section 4: The Conditional Uee Permit is hereby granted as applied for, and the proposed use and plans, preliminary and final, are hereby approved as filed, with filed revisions, subject to the following conditions: ~, (a) Disposal of sewage shall be by means of a public sanitary sewage system; b. The applicant shall dedicate the 40 feet of right of way from the centerline of Main Street and Bryant Avenue and improve said right of way with concrete curbs, sidewalks, gutters, drive approaches and paving in a manner meeting the approval of the City Engineer. c. All buildings and structures shall be located as indicated on the approved plot plan; d. All Fire Hydrants and Fire Fighting Equipment shall be of the type and in the locations as directed by the Fire Chief; e. The applicant shall provide a system of underground utilities; f. The applicant shall construct a 6-foot masonry wall along the sly', ely', and wly. property lines; g. At the time of approval of the Final Tract Map the applicant shall submit the Covenants, Conditions, and Restrictions which chall include a means of providing for the maintenance of private drives and open green areas within this development, said document shall meet with the approval of the City Attorney; h. One copy of a map showing the location of all main waterlines as constructed shall be filed with the Fire Department; i. At least one copy of the above map shall be located in a conspicuous place, under glass, within the development for emergency purposes meeting the approval of the Fire Chief. j. Entrance design shall be approved by the Architectural Committee; k. Garages I through 6, as indicated on the plot plan filed, as revised, shall have shingle roofs. PASSED AND ADOPTED at a regular meeting of the Planning Commission of the City of Tustin, California, held on the 28th day of October, 1963.
