RESOLUTION NO. 675 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, CALIFORNIA, GRANT- ING A CONDITIONAL USE PERMIT ON APPLICATION U.P. NO. 62-126 OF TUBBS The Planning Commission of the City of Tustin, California, does hereby resolve as follows: Section 1: The Planning Commission finds and deter- mines that a proper application, (No. U.P. 62-126) for a Conditional Use permit was filed on behalf of TUBBS, to permit a veterinary hospital, of revised plans, in the C-1 Zone, for the property described as follows: Beginning at a point in the east line of the south- west 19 acre parcel of the Felipe Yorba Tract, as per map recorded in Book 4, Page 206 of miscellaneous records, in the office of the County Recorder of Los Angeles County, California; A distance thereon 40.00 feet northerly of the Southeast corner thereof; thence North 0© 32' 21" East6 along said East line, 245.72 feet; thence South 22- 09' 39: West, 26~.17 feet to a point 40.00 feet northerly of the South line of said 19 acre parcel; thence South 89© 22' 45" East, 97.34 feet to point of beginning. Section 2: The Planning Commission duly called, noticed and held a public hearing on said application on September 30, 1963. At said hearing the following person spoke: William Gray. Section ~: The Planning Commission finds that the proposed use and development will be in harmony with the general plan of the City and will not be detrimental to surrounding properties ar~ uses. Section 4: The Conditional Use Permit is hereby granted as applied for, and the revised plot plans are hereby approved as filed, all subject to the following conditions: 1. The applicant shall dedicate the additional ten (10) feet for First Street to the City of Tustin in a manner meeting .the approval of the City Engineer prior to the issuance of a Building Permit; 2. The applicant shall improve the additional right of way with concrete curbs, gutters, drive approaches and paving, or a bond shall be posted for said improve- ment meeting the approval of the City Engineer; 3. Ail business operations shall be conducted within an enclosed building; 4. This facility shall be used for treatment of household pets only; 5. The building shall be adequately soundproofed and airconditioned, so that there will be no emission of odor or noise that would be detrimental of adjoining properties; 6. Kennel operations consisting of boarding, training, breeding~ shall not be permitted except that breeding and grooming may be permitted when merely incidental to a primary allowed use; 7. Ail buildings and structures shall be located as indicated on the plot plan; 8. The parking areas and driveway shall be paved and parking spaces shall be lined thereon. PASSED AND ADOPTED at a regular meeting of the Plan- ning Commission, held on the 30th day of September, 1963.
