HomeMy WebLinkAboutPC RES 663RESOLUTION NO. 663 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, CALIFORNIA, GRANTING A CONDITIONAIJ USE PERMIT UPON APPLICATION NO. U. P. 63-149, OF TUSTIN VILLAGE, INC. The Planning Commission of the City of Tustin, California, does resolve as follows: Section l: The Planning Commission finds and determines that aproper application, U. P. 63-149, was filed on behalf of TUSTIN VILLAGE, INC., for a development of a condominium apartment on the property described as follows: Beginning at a point on the West line of Lot G of the Stafford and Tustin Tract, as shown on a Map recorded in Book 2, pages 618 and 619 of Miscellaneous Records of Los Angeles County, California, 447.70 feet North of the Southwest corner of said Lot G; thence continuing North along the West line of said Lot G, 667.70 feet; thence East 1029.60 feet to a point on the East line of said Lot G, which said point is 1115.80 feet North from the Southeast cornerof said Lot G; thence South along the said East line 668.10 feet; thence West parallel with the South line of said Lot G, 1029.26 feet to the point of beginning. Section 2: A public hearing was duly called, noticed, and held on said application on July 22, 1963. Section 3: The Planning Commission finds and determines that the proposed use and plans as filed will not be detrimental to the health, safety, morals, comfort and general welfare of the subject property and its use, to the adjacent properties, improvements and use, and to the general welfare of the City of Tustin. Section 4: That the conditional use permit as applied for should be, and the same is hereby granted for a condominium apartment; and the plans as filed are hereby approved, subject to the following conditions: 1. Disposal of ~wage shall be by means of a public sanitary sewage system. 2. The aPplicant shall improve the east side of Williams Street within the existing right of way with concrete curbs, gutters, sidewalk, drive approaches and paving meeting the approval of the City Engineer. 3. All drives and parking areas shall be paved in accordance with standards as specified by the City Engineer. 4. The applicant shall provide a system of underground electrical utilities. 5. At the time of approval of the Final Plans or the Final Tract Map, the applicant shall submit the Covenants, Conditions and Restrictions which shall include a means of providing for the maintenance of private drives and open green areas for the life of the development; said document shall meet with the approval of the City Attorney. 6. The applicant shall construct a 6-foot masonry wall along the north and south property lines. 7. The applicant shall provide one water line in each through street to connect at Williams Street and Tustin Village Way. 8. Hydrants - the applicant shall install eleven (ll) fire hydrants as indicated on the p~ot plan, said hydrants shall be James Jones #378 or an approved equal. 9. All water mains shall be Transite Class #150. 10. One gate valve shall be installed at each fire hydrant, between main line and hydrant. ll. A minimum of six (6) section valves shall be installed in the system. 12. The location of all fire extinguishers shall be as directed by the Fire Chief. 13. One copy of a map showing the location of all main water- lines as constructed shall be filed with the Fire Department. 14. At least one copy of the above map shall be located in a conspicuous place, under glass, within the development for emergency purposes meeting the approval of the Fire Department. 15. All emergency fire access roads across green areas shall be constructed with two (2) four (4) foot concrete sections separated by a two (2) foot grass area. 16. All buildings and structures shall be in the location and of the type indicated on the plan. However, there shall be a minimum of fifteen feet between buildings.
