RESOLUTION NO. 662
THE PLANNING COMMISSION OF THE CITY OF TUSTIN,
CALIFORNIA., APPROVING TENTATIVE TRACT NO. 4234.
OF JOHDEAN DEVELOPMENT CORP.
The Planning Commission of the City of T.ustin,
California, does resolve as follows:
The Planning Commission approves Tentative Tract
No. 4234 of JOHDEAN DEVELOPMENT CORP., subject to~the fol-
lowing conditions:
1. Disposal of sewage shall be by means of a public
·
sanitary sewage system.
2. Sewer lines, connections and structures shall be
installed of the size, type, to the grades and in the locations
meeting the approval of the City Engineer and the CountY Sani-
tation District No. ?. The subject tract shall also be annexed
to the Sevent~ Sewer Maintenance District.
3. The following requirements shall meet with the
approval of and conform to the City of Tustin standards, as
determined by the City Engineer:
a) Street names and signs within the tract;
b) Water distribution system and appurtenances;
c) All provisions for surface drainage;
d) Street improvements and underground utilities,
sidewalk and street lights.
4. An easement for the right of way of~Yorba Street
shall be dedicated to the City of Tustin to a width of 40 feet
grom the centerline thereof and improved in accordance with the
approved section for a Secondary Highway in compliance with the
City of Tustin Standards.
5. Vehicular access rights to Yorba Street from
Lot Nos. 1,2 and 40, shall be dedicated to the City of Tustin,
and notes to this effect shall be lettered on the Final Map
along said streets.
6. A masonry wall 6 feet in height, measured from
the finished grade of the lots shall be constructed along the
rear line of Lot No. 1 and 2 including corner radius, said wall

to be stepped down to 3 feet in height at the corner radius
on Lot l, so as to comply with Section 5.11, Ordinance No.
i57.
?. The subject tract shall be annexed to a street
lighting and maintenance district.
8. Those segments of the existing irrigation
lines within the boundaries of the proposed lots shall be
removed, collapsed and backfilled, or otherwise made to con-
form to the specifications of the Orange County Building Code.
9. Prior to the transmittal of the final Map to the
County Surveyor by the City Engineer, either the existing house,
detached garages and patio shall be removed or an agreement with
the City providing for the removal of said structures, se-
cured by a faithful performance bond, shall be entered into in
a form satisfactory to the City Attorney.
Said agreement, in a form suitabel for recording,
and in part unconditionally granting said City the right to
enter upon the tract premises for the purpose of effecting
the aforementioned removal, if necessary, shall be signed by
the landowner and recorded.
10. The on-site components of the system for the
disposal of sewage, proposed to be by means of Sanitiation
District No. ?'s facilities, shall comply with all laws ad-
ministered by the Superintendent of Building and Safety.
11. Any cesspool or septic tank asseciated with
the house to be removed shall be emptied of sewage and fill-
ed with approved material in compliance with the Tustin City
Plumbing Code.
PASSED AND ADOPTED at a regular meeting of the
Planning Commission of the City of Tustin, California, held on
the 8th day of July, 1963.
