U.P. 63-1~5 OF HODGE The Planning Commission of the City of Tustin~ California, does resolve as follows: Section 1: The Planning Commission finds and determines that a proper application (No. U.P. 63-14.5) was filed on behalf of R.& W. Hodge for a Conditional Use Permit for a planned development plan approval for the property described as: the Southeasterly ?.??1 acres of the northeasterly one-half of Lot 17 in Block 12 of Irvine's Subdivision, as shown on a Map recorded in Book !, page 88 of Mis- cellaneous Naps, records of Orange County, California, and being more particularly described as follows' Beginning at the Easterly corner of said Lot 17, said point being in the center line of that certain public highway commonly known as Bryan Avenue, and running thence from said point of beginning, Souta~esterly alo_~ the Southeasterly line of said Lot ~?, 661.15 ~,,~o~ theasterly feet tG the Southerly corner of .the ~ ~ one-half of said Lot 17; thence North~,~esterly alon.Z the Southwesterly line of said Northeasterly one- half of said Lot 17; thence Northwesterly along the Souti~wester!y line of said Northeasterly one-half of Lot ~?, 523.36 feet to a point; thence~'~+hwesterlyo parallel with the Southeasterly line of said Lot ~?, 5~8.6~ feet to a point in the Easterly prolongation of the center line of Nain Street in the Town of Tustin; thence Easterly al0r~.% said orol_ on~a~ t'~on, 175.~ feet to a point in the Northeasterly line of said Lot ~?, said line being the center line of said ?~ryan Avenue; thence Southeasterly alon~g said Northeas%erly !i~e, 389.15 feet to the point of beginning. .510 Excepting that portion inclUded within Main .%treet and Bryan Avenue Section 2: The Pla~qning Comr~lssion duly called, noticed and held a vubllc hearlng on sald a~/plmcation on June 10, 1963. At said hearing the following persons spoke' A. McKowen, K.C. McDuf{, John Miller, Mrs. Macken, Mr. l,iacken, K. Ballinger, C. Ingalls and D. Bahs. Sectlon 5: The Planning Commission finds and determines that the proposed planned development plans as submitted wl!l not be detrimental to the health, safety, morals, comfort or general welfare of the persons residing in the area, nor injurious or detrimental to property or im- provements in the neighborhood nor the general welfare, and is in keeping with the general plan of the Clty. Sectio~..,~: The Conditional Use Permit, as applled for, is hereby granted, and the submitted plans approved, sub- ject to the following conditions' 1) Disoossl of sewa~e shall be by means of a pub- lic sanitary ........ o~ system; 2) The subject development shall be annexed to the ~ oeventh Sewer ~.,aintenance District; ~) The applicant shall dedicate the right of way for Bryan Avenue and Main Street to forty (40) Teet from centerline and improve with concrete curbs, gutters, drive ap_ poraches and paving meeting the approval of the City Engineer; ~) Ail Fire Hydrants and Fire Fighting Equipment shall be located as directed by the Fire Chief; 5) No overhead utility wires or crossarms shall be located less than thirteen (~3) above any paved areas used as driveways; 6) Ail building and structures shall be located as indicated on the approved plot plan; 7) That fifteen foot (15') trees be planted along the southwesterly and southeasterly property lines, at inter- vals of twanty feet (20') on centers. 8) Tha. t a planting strip of three feet (3') in width be constructed along the northwesterly and southwesterly 311 property lines. PASSED AND ADOPTED at a regular meeting of the Planning Commission of the City of Tustin, California, held on the 24th day of June, 1963.
