C.U.P. 63-140, OF GEORGE A. ROYER. ~?.?ING COMMISSION 0F THI~ CITY OF ~STIN, CALIFORNIA GRANTING A CONDITI0~AL USE PERMIT UPON APPLICATION NO. C.U.P. 63-140, OF GEORGE A. ROYER. The Planning Commission of the City of Tustin, Calif- ornia, does resolve as fo~.lows' Sect.~.on. 1....: .The Planning Commission finds and deter- mines that a proper application, No. C.U.P. 63-140, was filed on behalf of GEORGE A. ROkZER for a two-story, seven-unit apart- ment in the C-2-P District, on the property described as: Parcel 2: That protion of Block "B" of the So. Tustin Tract, in the City of Tustin, County of Orange, State of California, as per Map thereof recorded in Book 1, Page 99 of Misc. Maps. Sectio.n 2: A public hearing was duly called, noticed and held on said application on May 27, 1963'] S_ection 3: The Plannirg Commission finds and deter- mines that the proposed use will not be detrimental to the health, safety, morals, comfort and general welfare of the subject property and its use, to the adjacent properties, improvements and use, and to the general welfare of the City of Tustin. Section 4:,, The Planning Commission finda and deter- mines that the conditional use permit as applied for should be, and the same hereby is granted for a two-story, seven-unit apartment in the C-2-P District, on the above described pro- perty, subject to the following conditions: (1) The Location of all buildings shall be as in- dicated on the plot plan; (2) The applicant shall install a concrete side- walk and drive approach meeting the approval of the City Engineer; (3) The curb cut location and width shall meet the approval of the City Engineer; z95 (4) A masonry wall six feet in height measured from the finished grade of the property shall be constructed along~the north, east and south property lines. Said wall shall be stepped down to a minimum of three feet in height within the front yard, so as to comply with Section 5.11, of Ordinance No. 157; (5) If carports are constructed the interiors are to be finished so that bar studs are not ex- posed; but carports will not be required. PASSED AND ADOPTED at a regular meeting of the Planning Commission of the City of Tustin, California, held on the 27th day of May, 1963.
