ORDINANCE NO. 174-A
AN ORDINANCE OF THE CITY OF TUSTIN, CALIFORNIA,
AMENDING THE ZONING MAP OF THE CITY OF TUSTIN BY
CHANGING THE PROPERTY OF LOUIS SCHMETZER FROM THE
C-2P TO THE P.M. ZONE, AND CHANGING THE SET BACK
LINES OF SAID PROPERTY.
· The City Council of the City of Tustin does ordain as
follows:
~ection l: The City Council finds and determines that
a proper application was filed by LOUIS SCHMETZER for a change of
zone of the property at 185 South Prospect, more particularly
described as: The North 155 feet-of Lot ~A~ of Tract
No. 555, as shown on a map recorded in Book 26, page 15 of
Miscellaneous Maps, Records of the Recorder of the County of
Orange, State of California, excepting therefrom the West 137.50
feet of the North 55 feet of said Lot ~A~.
Section 2: The Planning Commission of the City of Tustin
duly called and noticed a public hearing on said proposed zone
change on the 23rd day of April, 1962, at 7:30 P.M., in the
Council Chambers of the City Hall, Tustin, California, all in
accordance with Ordinance No. 157 of the City of Tustin; said
hearing was duly held, and at said hearing'persons spoke for and
against said zone change, including:

~ection 5: The Planning Commission of the City of
.-- Tustin found and determined that the applicant had.a prior
non-conforming structure and use in a C-2P Zone, to-wit, a
sheet metal and air-conditioning assembly business, upon
said property; that the said structure and use was permitted
in the zone existing prior to the adoption of Ordinance No,
157; that the public interest will be preserved and promoted
by rezoning of part of said property.
Section 4: The Plannin Commission recommended to
the City ~ouncil of the ity of ~

subject property described as:

Commencing at a. point 40 feet East of the
Southwest corner of the North 155 feet of
Lot ~A" Tract No. 555 as per M. M Book
26, page 15;
Thence North 80 feet;

Thence, East 271 feet, plus or minus,'to
West line 20-foot alley shown on Tract
No. 3994. :
Thence South 80 feet;
Thence, W~st 271 feet, plus or minus, to
point of beginning,
be rezoned to P.M., and that the remainder of said property
remain C-2P.
Section 5: The City Council of the City of
Tustin duly called and noticed a public hearing on said pro-
posed zone change on the 21st day of May, 1962, at 7:30 P.M.
in the Council Chambers of the City Hall, Tustin, California,
all in accordance with Ordinance No, 157 of the City of Tustin.
Said hearing was duly held and at:said hearing the following
persons spoke:

Section 6: The City Council of the City of Tustin
finds and determines that it is in the public interest and
furtherance of the proper zoning of the City of Tustin to rezone
said property as hereinafter provided, and does hereby modify and
amend the Zoning Map of the City of Tustin, adopted, approved
and incorporated in Ordinance No. 157, by change of all of the
aforesaid property from the C-2P to the P.M.Zonemand the build-
ing set back and yard lines are modified, amended and changed on
said Map as shown on the map marked "Exhibit "An attached hereto.
PASSED AND ADOPTED by the City Council of the City
of Tustin at a special meeting ~hereof held on the 23rd day of July.

certify that the whole number of the members of the City Council
of the City of Tustin is five, that the above and foregoing Or-
dinance was duly and regularly introduced and read at the
regular meeting of the City Council held on the 4th day of
June, 1962, and was given its second reading and duly passed
and adopted at a special meeting held on the 23rd day of
July, 1962, by the following vote:
