REGULAR MEETING OF THE TUSTIN COMMUNITY REDEVELOPMENT AGENCY
CITY OF TUSTIN, CALIFORNIA MAY 2, 1994
CALL TO ORDER
The meeting was called to order by Chairperson Saltarelli at 9:30 p.m.
at the Council Chambers, 300 Centennial Way, Tustin, California.

1- APPROVAL OF MINUTES - APRIL 19, 1994 REGULAR MEETING
It was moved b Thomas seconded b Pott__s, to approve the
Redevelopment Agency Minutes of April 19, 1994.
Motion carried 5-Q.
2. APPROVAL OF DEMANDS
It was moved by Thomas, seconded by Pott~, to approve Demands in
the amount of $230,894.21-

3. FINAL ACCEPTANCE OF PUBLIC IMPROVEMENTS AND AUTHORIZATION TO FILE
A NOTICE OF COMPLETION FOR THE TUSTIN CIVIC CENTER
EXPANSION/RENOVATION
It was moved by Thomas, seconded by Potts, to adopt the following
Resolution No. RDA 94-4 accepting said public improvements and
authorizing the recordation of the Notice of Completion:
RESOLUTION NO. RDA 94-4 - A RESOLUTION OF THE TUSTIN COMMUNITY
REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, ACCEPTING
WORKS OF IMPROVEMENT AND AUTHORIZING RECORDATION OF NOTICE OF
COMPLETION FOR THE TUSTIN CIVIC CENTER EXPANSION/RENOVATION

4. PURCHASE OF PROPERTY AT 1021 EAST EDINGER STREET
Christine Shingleton, Assistant Ekecutive Director, reported the
Case Swayne Co., Inc. approached the Redevelopment Agency in 1993
regarding possible interest the Agency might have in purchasing
property for the proposed Newport Avenue extension. SubsequentlY,
the Redevelopment Agency authorized staff to initiate negotiations
for the acquisition of property located at 1021 East Edinger
Street- She summarized the terms and conditions of the proposed

sales agreement including the purchase price of $2.9 million;
approximate $1.6 million to offset reconveyance and existing deed
of trust; remainder of Purchase price to be paid over three years;
property title must be free and clear of all monetary liens and
encumbrances; toxic and hazardous materials assessment requirement;
and close of escrow was June 3, 1994.
It was ~oved by Thomas, seconded by Pott~, to adopt the following
Resolution No. RDA 94-5 certifying a Negative Declaration dealing
with the acquisition of the property; approve the Purchase and Sale
Agreement by and between Case Swayne Company, Inc., the limited
Partnership known as 1021 East Edinger Street and the Tustin
Community Redevelopment Agency for the Property at 1021 East
Edinger Street to acquire right-of-way for the Newport Avenue
extension to Edinger Street; and appropriate $2,900,000.00 from the
South Central Redevelopment Project Capital Projects Fund for the
acquisition of the property:

REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, CERTIFYING
THE FINAL NEGATIVE DECLARATION AS ADEQUATE FOR THE ACQUISITION OF
THE PROPERTY AT 1021 EAST EDINGER STREET INCLUDING REQUIRED
FINDINGS PURSUANT TO THE CALIFORNIA ENVIRONMENTAL QUALITY ACT
Motion carried 5-0. 490-10
OTHER BUSINESS
PRODUCTIVE MEETING
Chairperson Pro Tem Potts stated his Pleasure that the meeting had
healthy debates and was very Productive; and commended Mayor
Saltarelli for an excellent first job as Mayor.
CLOSED SESSION - None
ADJOURNMENT
Chairperson Saltarelli adjourned the meeting at 9:35 p.m. The next
regular meeting of the Redevelopment Agency was scheduled for Monday,
May 16, 1994, 7:00 p.m., at the Council Chambers, 300 Centennial Way.
