AN ORDINANCE A14ENDING ORDINANCE NO. 71 ( SECTION
5 (a) and 5 (e) concerning ANN.EXATIOiVS DESIGNATED
AS CLAUS, GRISET, PANKEY, GENTRY AND OTHER AREAS

The City Council of the City of Tustin does ordain
as follows:
V'JHER'�IIAS, certain additional territory has been
annexed.to the city limits of the City of Tustin; and
1111HER7AS, certain changes in the growth and develop-
ment of the City have made it desirable to reclassify uses permitted
within certain areas of the city and the need for altering building
setback lines has arisen; and
�V�3ER.t,AS, the Planning Commission has duly considered
the foregoing and made its recommendations to the City Council; and
W ERAS, the City Council held public hearings on
July 9, 1956 and on August 13, 1956; and
WHEREAS, all provisions of Ordinance No. 71 relating;
to amendments thereof have been duly complied with; and
CHEREAS, the City Council finds and determines that
public necessity, convenience, general welfare and good zoning
practicre require certain changes in the building line setbacks
now existing; within the City of Tustin and uses required on land
within the City of Tustin in certain areas; and zoning of the
territories recently annexed to the City of Tustin, said Council
does ordain as follows:
SECTION 1. The following described areas are hereby
reclassified from R-3 Multiple Dwelling Zone to C-1 Local Commercial
Zone:
The North 200 feet of Block C of Bundy's Addition
lying. between Myrtle Street on the East and Pasadena
Street on the lRest and South of First Street. That
area described as Lots 1 to 5 inclusive of Tract No.
334.
That area described as Lots 1, 2, 3 and 4 of Tract
No. .396.
SECTION 2. That with reference to the property
contained within Claus Annexation and B. R. Gentry Annexation
that the 75 feet South of First Street in said area be zoned R-3
Multiple Dwelling Zone and that the remaining portionofthe Claus
Annexation and all of the P. R. Gentry Annexation be zoned C-2 General
Business' Commercial Zone.
SECTION 3. That that territory k.GWR and described
as Griset's Annexation to Tustin be zoned as follows: That all
of the area in said territory lying West of the truest line of
Lot Z of the Stafford and Mustin Tract be zoned R-1 Single Family
Dwelling Zone, and that all territory lying .East of said West line
of Lot Z be zoned C-2 General Business Commercial Zone.
SECTION 4. That all of that area known as Pankey's
Annexation be zoned as follows. That that portion of said
annexed territory lying Northwesterly of Lots 1 to 7 inclusive in
Tract No. 1863 be zoned C-1 Local Commercial Zone. That that
portion of said annexed territory, moreparticularly described
as an irregularly shaped parcel of land lying Northwesterly of
Lot 33, and a triangular parcel lying Northeasterly of Lots 28 to
33, all of said lots being in Tract No. 1863, be zoned C-2 General
Business Commercial Zone.
That all of Tract No. 27.7 contained within Pankey's
Annexation be zoned R-1 Single,Family Dwelling Zone.
That that irregularly shaped parcel of land bounded by
the Santa Ana Freeway on the Northerly side, Redhill Avenue
on the Easterly side and Nisson Road on the Southerly side,
together with that irregularly shaped parcel of land, surrounded
by the Santa Ana Freeway on the South, Redhill Avenue on the
Easterly side and Laguna Road on the Northerly side, be zoned C-1
Local Commercial Zone.
That the remaining triangle of land contained within
Pankey's Annexation .pounded by the Santa Ana Freeway,Laguna Road
and Newport Avenue, be zoned C-1 Local Commercial Zone.
SECTION 5. That the areas hereinabove described in
Sections 1, 2, 3 and 4 are shown on Maps attached hereto marked
District Zoning Map, Tustin, California, Ordinance No. 102,
Amendment to Ordinance No. 71 and made a part hereof. It is the
intention of the City Council that the printed map attached hereto
shall prevail over the written description in the event of conflict.
SECTION 6. Building Lines. With respect to the.
annexations hereinabove described, which are hereinabove zoned,
and certain other areas in the City of Tustin, the front yards and
side yards along the street side of a reversed corner lot are
shown upon the map or maps attached hereto designated as
District Building Line Maps, Tustin, California, Ordinance No. 102,
which said maps attached hereto are made a part of this Ordinance and
said maps and all their notations, references and other information shown
thereon shall be as much a part of this Ordinance as if the

matters and information set forth by said maps were all fully
described herein. That wherein there are any changes indicated
on said maps and those heretofore existing pursuant to provisions
of Ordinance No. 71, said Ordinance No. 71 is hereby amended.
It is the intention of the City Council that the printed maps shall
prevail over the written description in the event of a conflict,
and in the event of a conflict between the provisions of
this Ordinance and any ordinance or resolution heretofore passed
and adopted, the provisions of this Ordinance and the maps
attached thereto and made a part hereof shall prevail.
SECTION 7. If any section, subsection, sentence, clause,
phrase or portion of this Ordinance is for any reason held to
be invalid or unconstitutional by the decision of any court of j
competent jurisdiction, such decision shall not affect the
validity of the remaining portions of this Ordinance. The
Council hereby declares that it would have adopted this Ordinance
and each section, subsection, sentence, clause, phrase or
portion thereof, irrespective of the fact that (.iny one or more
sections, subsections, clauses, phrases or portions be declared
invalid or unconstitutional.
SECTION 8. The City Clerk shall certify to the adoption
of this Ordinance, to its signature by the 111,1ayor, to its attesta-
tion by the City Clerk and shall cause this Ordinance to be
published by one insertion in the Tustin News, a weekly newspaper
of general circulation, printed and circulated in the City of j

Tustin, Orange County, California.
PASSED AND ADOPTED by the City Council of the City of
Tustin at its regular meeting held on the l�trday of September,
1956.

a regular meeting of the City Council of the City of
Tustin held on the 27th day of August, 1956, and was
duly passed and adopted at a regular meeting of the
City Council held on the 11th day of September, 1956,
by the following; vote:
