The City's Commendation Program recognizes an Old Town property of outstanding merit as
often as every calendar quarter. A decorative sign is displayed at the property, and the owner is
provided with a City -paid plaque and recognized at a City Council meeting. Properties
commended to date include 355 West Second Street, 320 West Third Street, 520 West Main
Street, 160 South Pacific Street, 335 South C Street, 340 West Main Street, 200 South A Street,
310 South Pasadena Avenue, 705 West Main Street (or 350 South Myrtle Avenue), 525 West
Main Street, and 410 Pacific Street. The most recent nomination was approved in May of 2010.
In addition, owners of historic homes or commercial buildings in Tustin are eligible to participate
in the City's plaque designation program, called the Tustin Historic Register. The purpose of the
voluntary program is to recognize Tustin's historic properties, educate the public, increase
public interest in historic properties, and promote community pride. The bronze plaques may be
mounted or set on metal stakes Properties that are recognized through the City's
Commendation Program are provided with a plaque that is paid for by the City of Tustin.
The plaques display the construction date of the building, up to two lines of text, and are
identified with the words "Tustin Historic Register." Nomination forms are obtained from the
Community Development Department. Anyone, including the Commission, may nominate
properties. Commended properties are automatically nominated to the City's Historic Register
Program.

Tustin resident Lucy Burch recently submitted the attached nomination for the residence at 138
North B Street. The owners, Kevin and Sarah McGee, purchased the property in 2011 and
entered into a Mills Act contract with the City in December of 2011.
The single story California bungalow was built circa 1922 and has a C rating in the City's 1990
Historical Survey and a 5D1 rating in the City's 2003 Historical Resources Survey. The property
is located outside of the Tustin Cultural Resource District. According to information provided by
the Tustin Area Historical Society, the home was occupied by many short-term residents until
being purchased by the Primrose family in 1949.
Should the Commission approve the commendation nomination, staff recommends that the
nomination approval be forwarded to the Tustin Area Historical Society and Tustin Preservation
Conservancy for their concurrence of the recommended historical property name and date. If
there is concurrence with the Planning Commission's name and date selection, the plaque will
be ordered without the need to return to the Commission, and the commendation will be
presented to the property owners at a future City Council meeting.

Tustin Historic Resources Survey. This property well deserves a commendation, and plaque for
significant improvements to the structure of this historic home.

Long before this ranch was divided into parcels, it was a thriving avocado o- chard,
witnessed by the 100 + - year -old larrb- l-'ass avocado tree in this backyard and
those of others on the block. Unfortunately, the 'iistories of the famiJes who
flocked to Tustin at this time are difficu't to trace, but we know that this house
saw many short -term residents before the Primrose farni!y purchased it in 1949
and made it their permanent home.
With no hallways to take up needed space, this is one of the cutes., most efficie It
and open two- bedroom bungalow houses ever! W'th many hours of work and
thought invested into the home, the young owners `lave managed to renew the
anterior while remaining true to the origina; craftsmanship that ma'<es bungalows
so special. Be sure to note the unexpected pack- and -A] bathroom, complete with
the original Poor register, surely a b'.ess ng to hover over on a card w'nter morning,
and don't miss the indoor /outdoor wood box flanking the fireplace, which can be

oaded from outdoors but conveniently accessed from the'iving room.
The kitchen cabinetry is new but true to the home's bungalow roots, and the
original double -hung windows over the sink are no longer stuck top -to- bottom
by paint, instead rising smoothly to capture the afternoon breeze as they were
intended to do. Quaintly endearing and especially fascinating is the sun porch
added on at some point to the back of the house, 'added on' being the operative
term! The builder made no pretense of disguising the home's original footprint
in the process, as the room fulfilled a need at that time, and it still does.
You'I; adore this smal "., perfect,y decorated bungalow home, which is a great
tribute to an earlier population whose dreams far exceeded the con=ines of their
cozy houses.
