LOT LINE ADJUSTMENT NO. 99-1 (TUSTIN HOSPITAL) SUWqMARY The proposed lot line adjustment is being requested by G&L Realty Partnership, L.P., Irvine, Calif'omia, for the purpose of separating the Hospital Building (Parcel 1) from the Medical Office Building (Parcel 2). RECOMMENDATION It is recommended that the City COuncil adopt Resolution No. 99-39 approving Lot Line Adjustment 99-1. FISCAL IMPACT None. BACKGROUND This lot line adjustment is being requested by G&L Realty Partnership, L.P. the owner of Lot 1 of Tract No. 12372, along with Parcel 2 of Parcel Map No. 84-1029. The proposed lot line adjustment is located at 14624 Newport Avenue as shown on the attached location map and Exhibit "B" of the attached Lot Line Adjustment Application. Approval of this lot line adjustment will create a lot line between the Hospital Building and the Medical Office Building by combining all of Parcel 2 of Parcel Map No. 84-1029 with a portion of Lot 1 of Tract No. 12372 (Parcel 1 of the proposed lot line adjustment being the Hospital Building). The MediCal Office Building will then occupy the remainder of Lot 1 of Tract No. 12372 (Parcel 2 of the proposed lot line adjustment). - DISCUSSION Lot line adjustments are provided for in Section 66412(d) of the Subdivision Map Act wherein the Act makes provisions for local agencies to approve lot line adjustments where the land taken from one parcel is added to an adiacent parcel and where a greater number of parcels than originally existed is not thereby created. The attached documents, consisting of the application and Resolution 99-39 will provide for these adjustments once Resolution 99-39 has been adopted by the City Council and the Lot Line Adjustment Application has been recorded at the Orange County Recorder's office. That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412(d) of the Subdivision Act; 2. That the requirements of the Califomia Environmental Quality Act have been met. 3. That the proposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirements of the Zoning Code; NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No. 99-1, as shown on Exhibits "A" and "B" is hereby approved and that the parcels be considered building sites upOn recordation of this document. - PASSED AND ADOPTED at a regular meeting of the City Council of the City of Tustin, California held on the 7th day of June 1999.
