RESOLUTION NO. 94-118
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14168
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:
A. That Final Tract Map 14168 has been submitted by
California Pacific Homes.
B. That a public hearing was hel'd~ by the Planning
Commission on March 28, 1994. At this hearing the
Planning Commission recommended approval of Vesting
Tentative Tract Map 14168 to the City Council.
Subsequently, the City Council approved Vesting
Tentative Tract Map 14168 on May 2, 1994.
C. That following tentative map approval, the
applicant filed Final Tract Map 14168.
D. That the Planning Commission recommended approval
of Final Map 14168 to the City Council on October
10, 1994.
E. The Final Map is considered ministerially exempt
pursuant to Section 15268(b) of the California
Environmental Quality Act.
F. That the proposed subdivision is in conformance
with the Tustin Area General Plan, adopted East
Tustin Specific Plan, the Development Agreement and
Subdivision Map Act as it pertains to the
development of residential units.
G. The .7038 acres of parkland required for this
development was previously dedicated with
recordation of Tract 12870.
H. 't'hat the City has reviewed the status of the School
Facilities Agreement between the Irvine Company and
the `Tustin i7rified School District, the East Tustin
Specific Plan, EIR 85-2, the impacts of Vesting
Tentative Tract Map 14168 on School District
facilities, and reviewed changes in State law, and
finds and determines that the impacts on School
District facilities by approval of this map are
adequately addressed.
I. That the site is physically suitable for the type
of development proposed.

J. That the site is physically suitable for the
3 proposed density of development.
4 K. That the design of the subdivision or the proposed
improvements are not likely to cause substantial
5 environmental damage or substantially and avoidably
injure fish or wildlife in their habitat.

L. That the design of the subdivision or the type of
7 improvements proposed will not conflict with
easements acquired by the public-at-large, for
8 access through or use of the property within the
proposed subdivision.

M. That the design of the subdivision or the types of
~0 ............... improvements proposed are not 1-ikety to cause
serious public health problems.

N. That the Final Map is in substantial conformance
with the Vesting Tentative Tract Map.
II. The City Council hereby approves Final Tract Map 14168,
subject to final approval by the City Engineer.

PASSED AND ADOPTED at a regular meeting of the Tustin City
15! Council, held on the 17th day of October, 1994.
