HUSTON, CITY MANAGER F[:t 0 M: PUBLIC WORKS DEPARTMENT/ENGINEERING DIVISION SUBJECT: LOT LI~V~ ~a)~USTMWNT NO. 98-2 (ICSUFM~N Am) BROAD COASTAL, INC. 15568 (SEDONA) ISUMMARY The proposed lot line adjustment is being requested by Kaufman and Broad Coastal, Inc., the developer of Tract No. 15568, to provide additional landScaping at the tract entrance along with a minor lot line adjustment between LOt 27 and Lot R. RECOMIVIENDATION It is recommended that the City Council adopt Resolution No. 99-25 approving Lot Line Adjustment 98-2. FISCAL IMPACT None. BACKGROUND This lot line adjustment is being requested by Kaufman and Broad Coastal, Inc., the developer of Tract No. 15568, located between Jamboree Road, Tustin Ranch Road, and Pioneer Road, as shown on the attached location map. This lot line adjustment will provide for additional landscaping at the tract entrance located off Pioneer Road at Schwendeman Avenue. In addition, the common lot line between Lot 27 and Lot R will be adjusted to coincide with the perimeter block wall. DISCUSSION Lot line adjustments are provided for in Section 66412(d) of the Subdivision Map Act wherein the Act makes provisions for local agencies to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created. The attached documents, consisting of the application and Resolution 99-25 will provide for these adjustments once the resolution has been adopted by the City Council and the lot line adjustment application has been recorded at the County Recorder's office. Both the Community Development Department and the Engineering Division of the Public Works Department have reviewed the application and all proposed adjustments have been found to be in compliance with all zoning requirements of the CiD' and the provisions of the California Subdivision Map Act. I / LEGEND LOT LINE TO REMAIN ~ --LOT LINE TO BE REVISED REVISED LOT LINE NOTE: THERE ARE NO STRUCTURES ON SITE. · o o · 1 8 !0 11 I2 14 15 i~3 17 18 2O 2~ 2~ 27 RESOLUTION NO. 99-25 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF.TUSTIN, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 98-2 WHEREAS, Section 66412(d) of the Subdivision Map Act makes provisions for the local agencY to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment No. 98-2 and has made a finding that the real property described in Exhibit A and shown on Exhibit B and C complies with the provisions of the California Subdivision Map Act and applicable City of Tustin ordinances and regulations including the requirements for building sites; and WHEREAS, the City Council of the City of Tustin has made the following findings: 1. That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Act; 2. That the requirements of the California Environmental Quality Act have been met; 3. That the proposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirement of the Zoning Code. NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No. 98-2, as shown on Exhibits A, B, and C, is hereby approved and that the parcels be considered building sites upon recordation of this document.
