HUSTON, CITY MANAGER COMMUNITY DEVELOPMENT DEPARTMENT FINAL PARCEL MAP 97-164 (JAMBOREE PLAZA) ADOPTED RESOLUTION NO. SUMMARY: The approved Tentative Parcel Map 97-164 permitted a subdivision of the undeveloped 8.2 acre portion of Jamboree Plaza into 22 numbered parcels and 3 lettered parcels. Jamboree Plaza is located generally at the northwest corner of the intersection of JambOree Road and Edinger.Avenue, across from MCAS-Tustin. Tentative Parcel Map 97- 164 included numeroUs conditions to be fulfilled prior to apPrOval of the Final Map. The conditions have now been fulfilled for the Final Map. 'If approved by the City Council, the Final Map may be recorded with the Orange County ReCorder's Office.. Applicant: Robert Bein, William Frost & Assoc. ':..Owner: Jamboree Plaza Holdings, LLC RECOMMENDATION That the City Council adopt Resolution No. 99-07 approving Final Parcel Map 97-164. FISCAL IMPACT The Final Map is an applicant initiated project. The applicant has paid application fees to recover the cost of processing this application. DISCUSSION On October 27, 1997, the Planning Commission adopted Resolution No. 3556 recommending that the City Council approve Tentative Parcel Map 97-164. The City Council approved Tentative Parcel Map 97-164 on November 3, 1997 by adopting Resolution No. 97-109. These approvals included numerous conditions to be met prior to approval of the Final Map, and they have been satisfied. Tentative Parcel Map 97-164 includes twenty-two (22) numbered parcels and three (3)lettered common-area parcels for approximately 122,000 square feet of new office, industrial, retail and auto service development over an 8.2 acre area. The project is located at the northwest corner of the intersection of Jamboree Road and Edinger Avenue, across from MCAS-Tustin and adjacent to the proposed Commuter Rail Station. City Council Report Final Parcel Map 97-164 February 16, 1999 Page 2 The Final Map is in substantial conformance with the Tentative Parcel Map approvals, the City's Zoning Code and Subdivision Code, and the State Subdivision Map Act.
