LOT LINE ADJUSTMENT NO. 98-1: JAMBOREE PLAZA SITE
(PARCEL 1 AND PARCEL B)
SUMMARY
The proposed Lot Line Adjustment for Parcel 1 and parcel B of jamboree Plaza is being requested by the
respective property owners for the purpose of providing additional area for development to parcel 1. The property
is located at the northeast comer of Edinger Avenue and Jamboree ROad.
RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 98-58 approving Lot Line Adjustment No. 98-1.
FISCAL IMPACT
None.
DISCUSSION
This lot line adjustment is being requested by Thomas R. Rossi, owner of Parcel 1 and the Transportation Corridor
Agencies, owner of Parcel B, to provide additional area for development of Parcel 1 which has been approved for
development of a car wash. Both property owners have agreed to the lot line adjustment.
This lot line adjustment is provided for in Section 66412 (d) of the Subdivision Map Act wherein the act makes
provisions for local agencies to approve lot line adjustments where the land taken from one parcel is added to an
adjacent parcel and where a greater number of parcels than originally existed is not thereby created.
The attached documents, consisting of ResolutionNo. 98-58, an application and Exhibits "A", "B" and "C" for the
lot line adjustment, will provide for this adjustment once the resolution has been adopted by the City Council.
The application has been reviewed by both the Community Development Department and the Engineering
Division of the Public Works Department, and all proposed adjustments have been found to be in compliance with
all zoning requirements of the City and the provisions of the California Subdivision Map Act and CEQA.

RESOLUTION NO. 98-58
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, 'CALIFORNIA APPROVING LOT LINE ADJUSTMENT NO.
98-1' .JAMBOREE PLAZA SITE (PARCEL 1 and PARCEL B)
WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for
the local agency to approve lot line adjustments where the land taken from one parcel is
added to an adjacent parcel and where a greater number of parcels than originally existed
is not thereby created; and
WHEREAS, the City Council of the City of Tustin has reviewed Lot Line
Adjustment No. 98-1 and has made a finding that the real property described in Exhibit A
and shown on Exhibits B and C complies with the provisions of the California
Subdivision Map Act and applicable City of Tustin ordinances and regulations including
the requirement for building sites; and '
WHEREAS, the City Council has made the following findings:

That the proposal is eligible for processing as a lot line adjustment
pursuant to Section 66412 of the Subdivision Map Act;

That the requirements of the California Environmental 'Quality Act have
been met;
3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels will meet the requirements of the Zoning Guide.
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line
Adjustment No. 98-1 as shown on Exhibits A, B and C is hereby approved and that the
parcels be considered building sites upon recordation of this document.
PASSED AND ADOPTED at a regular meeting of the City Council of the City
of Tustin held on the 7~h day of July 1998.
