ACCEPTANCE OF PUBLIC IMPROVEMENTS AND RELEASE OF THE
WARRANTY BOND FOR TRACT NO. 14447 (Rancho Monterey Apartments)'
RECOMhqENDATION
It is recommended that the Tustin City Council, at their meeting of November 17, 1997, accept all public
improvements within Tract No. 14447 and authorize the release of Warranty. Bond No. 16-51-65 in the amount of
$3,067.00.
FISCAL IMPACT
None.
BACKGROUND
The subject tract is bounded on the north and west by thc Tustin Ranch Golf Course, on the east by Tract No. 13835
and on the south by Robinson Drive as shown on the attached location map.
As a condition of approval for Tract No. 14447 the developer, Irvine Apartment Communities, Inc., was required prior
to recordation of the final map to either construct all public improvements within said tract or post security
guaranteeing the construction. The developer completed all required public improvements prior to recordation of the
final mag and therefore the only bond required was the Subdivision Warranty Bond, which guarantees the public
improvements for a period of one year.
DISCUSSION
The developer completed all work related to the public improvements within Tract No. 14447 in May 1996 as
required per the approved plans to the satisfaction of the Public Works Department. It is, therefore,
recommended that the Subdivision Warranty Bond No. 16-51-65 in the amount of $3,067.00 be released and the
public improvements be accepted by the City COuncil.
