LOT LINE ADJUSTMENT NO. 97-3; JAMBOREE PLAZA SITE (PARCEL 9)
SUMMARY:' The proposed Lot Line Adjustment for Parcel 9 of Jamboree Plaza is being requested by AB-
REO-IV for the purpose of providing additional area for development to this parcel. The property is located:
off of Edinger Avenue near the intersection of Jamboree Road.
RECOMMENDATION
It is recommended that the City Council, at their meeting of August 18, 1997, adopt Resolution 97-83
approving Lot Line Adjustment No. 97-3.
FISCAL IMPACT
None.
DISCUSSION
This lot line adjustment is being requested by AB-REO-IV, owner of both parcels, to provide additional area
for development of the parcel which is expected to have a gas statiOn, convenience store and parking.
This lot line adjustment is provided for in Section 66412 (d) of the Subdivision Map Act wherein the act
makes provisions for local agencies to approve lot line adjustments where the land taken from one parcel is
added to an adjacent parcel and where a ~eater number of parcels than ori~nally existed is not thereby
created.
The attached documents, consisting of Resolution No. 97-83, application and Exhibits "A" and "B" for the
proposed lot line adjustment, x~411 provide for this adjustment once the Resolution has been adopted by the
Council and the application has been approved by staff.
The application has been re, dewed by both the Community Development Department and the Engineering
Division of the Public Works Department~ and all proposed adjustments have been found to be in compliance
x~qth all zoning requirements of the City. and the provisions of the California Subdivision Map Act and
CEQA.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA APPROVING LOT LINE
ADJUSTMENT NO. 97-3; JAMBOREE PLAZA SITE
(PARCEL 9)
WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the
local agency to approve lot line adjustments where the land taken from one parcel is added to an
adjacent parcel and where a greater number of parcels than originally existed is not thereby created;
and
WItEREAS, The City Council of the City of Tustin has reviewed Lot Line Adjustment
No. 97-3, Exhibit A and as shown on Exhibit B and has made a finding that the real property
described in Exhibit A and shown on Exhibit B complies with the provisions of the California
Subdivision Map Act and applicable City of Tustin ordinances and regulations including the
requirements for building sites; and
WHEREAS, the City Council has made the following findings:
That the proposal is eligible for processing as a lot line adjustment pursuant to
Section 66412 of the SubdMsion Map Act;

That the requirements of the California Environmental Quality Act have been
met;
3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels w/Il meet the requirements of the Zoning Guide.
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Adjustment No. 97-3
as shown on Exhibits A and B is hereby approved and that the parcels be considered building sites
upon recordation of this document.
PASSED A~ND ADOPTED at a regular meeting of the City Council of the City of
Tustin held on the 18th day of August, 1997.
