SUBJECT: FINAL PARCEL MAP 94-149 (LEJEUNE, 440 WEST MAIN STREET)
RECOMMENDATION
That the City Council adopt Resolution No. 97-64 approving Final
Parcel Map 94-149.
FISCAL IMPACT
The Final Map is an applican~ initiated project. The applicant has
paid application fees to recover the cost of processing this
application.
DISCUSSION
On December 12, 1994, the Planning Commission adopted Resolution
No. 3314 approving Variance 94-011 to reduce the required minimum
lot width and to increase the maximum fence height. The Commission
also adopted Resolution No. 3315 recommending that the City Council
approve Tentative Parcel Map 94-149. The City Council approved
Tentative Parcel Map 94-149 on February 6, 1995 by adopting
Resolution No. 95-02. These approvals included numerous conditions
to be met prior to approval of the Final Map.

improvements proposed are not likely to cause
serious public health problems; and,

That the Final Map is in substantial Conformance
with the Tentative Parcel Map.
II. The City Council'hereby approves Final Parcel Map 94-149,
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 7th day of July, 19.97.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL PARCEL MAP 94-
149, A LOT SPLIT LOCATED AT 440 WEST MAIN STREET.
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:

That Final Parcel Map 94-149 has been submitted by
Ms. Joan M. LeJeune ("the Subdivider");

That a public hearing was held by the Planning
Commission on December 12, 1994. At this hearing,
the Planning Commission recommended that the City
Council approve Tentative Parcel Map 94-149.
Subsequently, the City Council approved Tentative
Parcel Map 94-149 on February 6, 1995;

That the Final Map is considered ministerially
exempt pursuant to Section 15268(B) of the
California Environmental Quality Act;
That the proposed subdivision is in substantia1
conformance with the Tustin General Plan, the
Tustin Zoning Code and Subdivision Map Act;
That park land dedication in-lieu fees, pursuant to
City Code Section 9370(d) (6), shall be required
prior to the issuance of building permits for any
dwelling on Parcel 1.
That Final Parcel Map 94-149 would not have an
impact on School District facilities.

of development proposed;

That the site is physically suitable for the
proposed density of development;

That the design of the subdivision or the proposed
improvements are not likely to cause substantial
environmental damage or substantially and avoidably

access through or use of the property within the
proposed subdivision;
