FINAL TRACT MAP 14901 (SANDERSON J. RAY)
SUMMARY: The approved Tentative Tract Map 14901 permitted a subdivision to create
8 numbered lots to accommodate a 14 acre commercial subdivision at the southwest
comer of Jamboree Road and Irvine Boulevard. Tentative Tract Map 14901 included
numerous conditions to be fulfilled prior to approval of the Final Map. The conditions
have been fulfilled; therefore, if approved by the City Council, the Final Map may be
recorded with the Orange County Recorder's Office.

On September 11, 1995 the Planning Commission adopted Resolution No. 3386 recommending
that the City Council approve Tentative Tract Map 14901. The City Council approved Tentative
Tract Map 14901 on October 2, 1995 by adopting Resolution No. 95-90. These approvals
included numerous conditions to be met prior to approval of the Final Map.

Tentative Tract 14901 includes 8 numbered lots to accommodate a commercial subdivision of
an existing shopping center. The site contains approximately 14 acres. The subject site is
bordered by multi-family residential uses to the west and south, multi-family residential uses to
the north across Irvine Boulevard, and vacant land across Jamboree Road to the east in the
unincorporated area of the County of Orange.
The applicant has satisfied the conditions and the Final Map is in substantial conformance with
the Tentative Tract Map approvals, the City's Zoning Code and Subdivision Code, and the State
Subdivision Map Act. Based upon this conformance, staff recommends that the City COuncil
approve Final Tract Map 14901..

RESOLUTION NO. 97-33
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14901
TO SUBDIVIDE 14 ACRES INTO 8 LOTS, LOCATED AT THE
SOUTHWEST CORNER OF JAMBOREE ROAD AND IRVINE
BOULEVARD.
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:

That Final Tract Map 14901 has been submitted by
Sanderson J. Ray Development Company ("the
Subdivider");

That a public hearing was held by the Planning
Commission on September 11, 1995. At this hearing,
the Planning Commission recommended that the City
Council approve Tentative Tract Map 14901.
Subsequently, the City Council approved Tentative
Tract Map 14901 on ~October 11, 1995;

That the City Council reviewed and approved the
Final Map on May 5, 1997 for conformance with the
approved Tentative Tract Map.

Pursuant to Section 15268(b) (Ministerial Projects)
of the California Environmental Quality Act (CEQA),
the Final Map is considered statutorily exempt from
the requirements of CEQA.

That the proposed subdivision is in substantial
'conformance with the Tustin General Plan, the
Tustin Zoning Code and Subdivision Map Act;

That the site is physically suitable for this type
of development;

That the site is physically suitable for, this
intensity of development;

That the design of the subdivision or the proposed
improvements are not likely to cause substantial
environmental damage or substantially and avoidably
injure fish or wildlife in their habitat;

That the design of the subdivision or the type of
improvements proposed will not conflict with
easements acquired by the public-at-large, for
access through or use of the property within the
proposed subdivision;

That the design of the subdivision or the types of
improvements proposed are not likely to cause
serious public health problems; and,
That the Final Map is in substantial conformance
with the Tentative Tract Map.
II~ The City Council hereby approves Final Tract Map 14901,
subject to the posting of all required bonds and
agreements pursuant to Exhibit A of Planning Commission
Resolution No. 3386 and final approval by the City
Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 5th day of May, 1997.
