RECOMMq~NDATION
It is recommended that the City Council, at their meeting of April 7, 1997, adopt Resolution No. 97-20
approving Lot Line Adjustment No. 97-1.
FISCAL IMPACT
None.
DISCUSSION
This lot line adjustment is being requested by Standard Pacific Corporation, developer of Tract No. 14188,
due to a larger product being placed on Lot No. 12 than originally planned. The location of this lot line
adjustment is shown on the attached location map.
Lot line adjustments are provided for in Section 66412 (d) of the Subdivision Map Act where the Act
makes provisions for local agencies to approve them when the land take from one parcel is added to an
adjacent parcel and where a greater number of parcels than originally existed is not thereby created.
The attached documents, consisting of a resolution and four (4) sheets of an application for the lot line
adjustment, will provide this adjustment once the resolUtion has been adopted by the Council.
The application has been reviewed by both the Community Development Department and the Engineering
Division of the Public Works Department and all proposed adjustments have been found to be in
compliance with all zoning requirements of the City and the provisions of the California Subdivision Map
Act.

A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF TUSTIN, .CALIFORNIA APPROVING LOT
LINE ADJUSTME~ NO. 97-1
WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the
local agency to approve lot line adjustments where the land taken from one parcel is added to
an adjacent parcel and where a greater number of parcels than originally existed is not
thereby created; and
WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment
No. 9% 1 and has made a finding that the real property described in Exhibit A and shown on
Exhibit B complies with the provisions of the California. Subdivision Map Act and applicable
city Of Tusfin ordinances and regulations including the reqUirements for building sites; and
WHEREAS, the City Council has made the following findings:
1. That the proposal is eligible for processing as a lot line adjustment pursuant to Section
66412 of the Subdivision Map Act;
2. That the requirements of the California Environmental Quality Act have been met;
3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels will meet the requirements of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No.
97-1 as shown on Exhibits A and B is hereby approved and that the parcels be considered
building sites upon recordation of this document.
PASSED AND ADOPTED at a regular meeting of the City Council of the City of Tustin
held on the 7~ day of April, 1997.
