HUSTON, CITY MANAGER COMMUNITY SERVICES DEPARTMENT LAMBERT SCHOOL LEASE RENEWAL RECOMMENDATION: CONSENT CALENDAR NO. 3 2-3-92 To renew the lease with the Tustin Unified School District for use of Lambert School for a period of one year commencing on February i, 1992, and ending January 31, 1993, and authorize the Mayor to execute the same. FISCAL IMPACT: The lease fee for 1992/93' is $26,,040 which reflects a 4 percent increase to cover increased costs of utilities for the building. Sufficient revenue is generated from the programs held at Lambert to cover the costs of the lease fee. BACKGROUND: At the January 13, 1992 meeting of the Board of Education, the Board approved the extension of the lease of Building C at Lambert School to the City of Tustin for the period of February 1, 1992 through January 31, 1993. The monthly rent has been increased to $2,170 per month from $2,087 per month. Since 1979, the City has leased approximately 6000 square feet in classroom space from the Tustin Unified School District. Lambert School houses the City's numerous recreation classes for children and adults, Child Development Program, day camp programs, and provides occasional meeting space or practice facilities for many other community groups. Two thousand two hundred and ninety participants used Lambert School, generating revenue of $103,526. As a part of the Agreement, the School District provides maintenance, repairs and utilities. The annual lease is a cost effective way providing Community Services programs. Even with the increase the lease is relatively inexpensive at 36 cents per square foot, when compared to the cost of leasing the temporary City Hall at approximately 65-75 cents per square foot, which is below the average market price,. Lambert has become a very valuable and necessary recreation facility until more City owned facilities are built or acquired. The renewal of this lease is essential for the City to maintain the high level of service provided to the Community. Attached for your information is the Amendment to the existing lease. Susan M. A nominal increase in the monthly rental is included in order to cover current and anticipated cost increases for the ensuing year. The new rental amount is $2,170 per month. Enclosed are two signed Amendment #9 pages for the extension. Please return one executed copy when the lease extension has been approved by the City. W I T N E S S E T H: WHEREAS, LESSOR and LESSEE have previously entered into a Lease for the following: The premises and building thereon known as Building C of the C.E. Lambert School, located at 1151 San Juan Street, Tustin, California. AND WHEREAS, the parties hereto desire to amend said Lease. NOW THEREFORE, parties agree as follows: 1. The term of the Lease is hereby extended by a period of one (1) year commencing on February 11 1992, and terminating January 31, 1993. 2. The monthly rental for such period shall beat the rate of $2,170 (two thousand one hundred seventy dollars) and shall be payable quarterly in advance. 3. All other provisions of the existing Lease -are continued on the terms and conditions thereof. IN WITNESS WHEREOF, the LESSOR has caused this Lease to be executed by its duly authorized officer and the LESSEE has caused this Lease to be executed by having its name affixed by its duly authorized officer(s).
