LOT LINE ADJUSTMENT 92-1 (TMB COMPANY)
RECOMMENDATION
That the City Council at their meeting of January 20, 1992 adopt
the attached Resolution approving Lot Line Adjustment No. 92-1.
BACKGROUND
The TMB Company has requested a lot line adjustment to two parcels
created by Parcel Map No. 84-1032. These parcels are a part of the
Tustin Auto Center. The current lot line divides an existing
building.
DISCUSSION
This lot line adjustment process is provided for in Section 66412
(d) of the Subdivision Map Act wherein the act makes provisions for
the local agency to approve lot line adjustments where the land
taken from one parcel is added to an adjacent parcel and where a
greater number of parcels than originally existed is not thereby
created.
The attached documents, consisting of a Resolution and three sheets
of an application for lot line adjustment, will provide this
adjustment once the Resolution has been adopted by Council and the
application approved by staff.
This application has been reviewed by both the Community
Development Department and the Engineering Division and all
proposed adjustments have been found to be in compliance with all
zoning and setback requirements of the City and the provisions of
the California Subdivision Map Act.

RESOLUTION NO. 92-19
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
CALIFORNIA APPROVING LOT LINE ADJUSTMENT NO. 92-1
WHEREAS, Section 66412 (d) of the Subdivision Map Act makes
provisions for the local agency to approve lot line adjustments
where the land taken from one parcel is added to an adjacent parcel
and where a greater number of parcels than originally existed is
not thereby created; and
9ji WHEREAS, the City Council of the City of Tustin has reviewed
�ILot Line Adjustment No. 92-1 and has made a finding that the real
10'Iproperty described in Exhibit A and shown on Exhibit B complies
with the provisions of the California Subdivision Map Act and
lid' applicable City of Tustin ordinances and regulations including the
;requirements for building sites; and
12 WHEREAS, the City Council of the City of Tustin has made the
13 1 fol lowing findings;
',1. That the proposal is eligible for processing as a lot line
11 adjustment pursuant to Section 66412 (d) of the Subdivision
15 ;
Map Act;

3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels will meet the requirements of the
Zoning Code:
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line
Adj ustment No. 92-1 as shown on Exhibits A and B is hereby approved
and that the parcels be considered building sites upon recordation
of this document.
PASSED AND ADOPTED at a regular meeting of the City Council of
the City of Tustin held on the 20th day of January, 1992.
