RF-~OMMENDATION
It is recommended that the City Council, at their meeting of February 5, 1996, adopt the
attached Resolution No. 96-14 approving Lot Line Adjustment No. 95-5.
FISCAL IMPACT
None.
DISCUSSION
This Lot Line Adjustment is being requested by Shea Homes Limited, the developer of Tract
No. 14934 and the purpose is to provide greater than the minimum building set back from the
property line. The location of this Lot Line Adjustment is shown on the attached location
map.
This lot line adjustment is provided for in Section 66412 (d) of the Subdivision Map Act
wherein the act make provisions for the local agency to approve lot line adjustments where the
land taken from one parcel is added to an adjacent parcel and where a greater number 'of
parcels than originally existed is not thereby created.
The attached documents, consisting of a resolution and six (6) sheets of an application for lot
line adjustment, will provide this adjustment once the resolution has been adopted by Council
and the application approved by staff.
This application has been reviewed b.y both the Community Development Deparm~ent and the
F..ngineering Division of the Public Works ~ent and all proposed adjustments have been
found to be in compliance with all zoning and setback requirements of the City and the
provisions of the California Subdivision Map Act.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
CALIFORNIA; APPROVING LOT LINE ADJUSTMENT NO. 95-5
WltEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the
local agency to approve lot line adjustments where the land taken from one parcel is added to
an adjacent parcel and where a greater number of parcels than originally existed is not
thereby created; and
WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment
No. 95-5 and has made a finding that the real property described in Exhibit A and shown on
Exhibit B complies with the provisions of the California Subdivision Map Act and applicable
City of Tustin ordinances and regulations including the requirements for building sites; and
WHEREAS, the City Council of the City of Tustin has made the following findings:
1. "That the proposal is'eligible for pr0cessing as a lot iine adjustment pursuant to section
66412 of the Subdivision Map Act;
2. That the'requirements of the California Environmental Quality Act has been met;
3. That the proposal is consistent with the General Plan; and
4. That the resulUmt parcels will meet the requirements of the Zoning Code;
NOW, THEREFORE, BE IT RF~OLVED that the proposed Lot Line Adjustment No.
95-5 as shown on Exhibits A and B is hereby approved and that the parcels be considered
building sites upon recordation of this document.
PASSED AND ADOPTED at a regular meeting of the City Council of the City of
Tustin, California held on the 5th day of F.ebruary, 1996.
