FISCAL IMPACT The Final Map is an applicant initiated project. The applicant has paid application fees to recover the cost of processing this application. DISCUSSION On September 25, 1995 and April 25, 1996, the Planning Commission recommended City Council approval of Vesting Tentative Tract Map 14410 and Final Map 14410 by adopting Resolutions Nos. 3394 and 3434, respectively. The City Council approved Vesting Tentative Tract Map 14410 on October 16, 1995, by adopting Resolution No. 95- 98. City Council Report. Final Tract Map 14410 May 6, 1996 Page 2 Final Map 14410 includes 171 numbered lots and 52 lettered lots to accommodate the development of 171 single-family dwellings on a 38 gross acre site. Final Map 14410 is bordered by Pioneer Road on the east, Peters Canyon Road on the south and west, and Lot 9 (part of TT 14397) to the north. Anticipated development in the vicinity includesingle-family detached dwellings to the north and west with single-family detached and attached products to the east across Pioneer Road. Staff has determined that the Final Map is in conformance with the Vesting Tentative Tract Map approvals, the City's Zoning and Subdivision Codes, and the State Subdivision Map Act. Sara J. That Final Tract Map 14410 was submitted to the City Council by Lewis Homes for consideration; and Be That a public hearing was held by the Planning Commission on September 25., 1995. At this hearing the Planning Commission recommended approval of Vesting Tentative Tract Map 14410 to .the City Council. Subsequently, the City Council approved Vesting Tentative Tract Map 14410 on October 16, 1995; and ~ C· The Final Map is considered ministerially exempt pursuant to Section 15268(b) of the California Environmental Quality Act; and De That the proposed subdivision is in conformance with the Tustin General Plan, East Tustin Specific Plan, Development Agreement, the Tustin Zoning Code and Subdivision Map Act; and E· That the City has reviewed the status of the School Facilities Agreements between the Irvine Company and the 'Tustin Unified School District, for the impact of Tentative Tract 14410 on School District facilities, and changes in state law.
