It is recommended that the City Council, at their meeting of June 3, 1996, adopt Resolution No.
96-60 approving Lot Line Adjustment No. 96-2.
FISCAL IMPACT
None.
DISCUSSION
This lot line adjustment is being requested by the property owners of the Trinidad and Las Casas
Apartment complexes for the purpose of merging excess freeway right-of-way with the existing two
parcels. The location of this lot line adjustment is shown on the attached location map.
Lot line adjustments are provided for in Section 66412 (d) of the Subdivision Map Act wherein the
Act makes provisions for local agencies to approve them when the land taken from one parcel is
added to an adjacent parcel and where a greater number of parcels than originally existed is not
thereby created. -
The attached documents, consisting of a resolution and nine (9) sheets of an application for the lot
line adjustment, will provide this adjustment once the resolution has been adopted by Council.
The application has been reviewed by both the Community Development Department and the
Engineering Division of the Public Works Department, and all proposed adjustments have been
found to be in compliance with all zoning requirements of the City and the provisions of the
California Subdivision Map Act.

A RESOLWFION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, CALIFORNIA,, APPROVING LOT LINE
ADJUSTMENT NO. 96-2
WltEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the local
agency to approve lot line adjustments where the land taken from one parcel is added to an
adjacent parcel and where a greater number of parcels than originally existed is not thereby
created; and
WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment No. 96-
2 and has made a finding that the real property described in Exhibit A and shown on Exhibit B
complies with the provisions of the California Subdivision Map Act and applicable City of Tustin
ordinances and regulations including the requirements for building sites; and
WHEREAS, the City Council has made the following findings:
1. That the proposal is eligible for processing as a lot line' adjustment pursuant to Section
66412 of the Subdivision Map Act;
2. That the requirements of the California Environmental Quality Act has been met;
3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels will meet the requirements of the Zoning Code;
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No. 96-2
as shown on Exhibits A, B and C is hereby approved and that the parcels be considered building
sites upon recordation of this document.
