SUMMARY: The approved Tentative"Tract .Map ]$292 permitted a sUbdivision to

RECOMMENDATION
That the City Council adopt Resolution No. 96-66 approving Final
Tract Map 15292.
FISCAL IMPACT
The Final Map is an applicant initiated project. The applicant has
paid application fees to recover the cost of processing this
application.
DISCUSSION
On April 8, 1996 and June 10, 1996, the Planning Commission
recommended City Council approval of Vesting Tentative Tract-Map
15292 and Final Map 15292 by adopting Resolutions Nos. 3430 and
3452, respectively. The City Council approved Vesting Tentative
Tract Map 15292 on May 6, 1996, by adopting Resolution No. 96-46.

Final Map 15292 includes 65 numbered lots and 16 lettered lots to
accommodate the development of 65 single-family dwellings on a 13
gross acre site. Final Map 15292 is bordered by Pioneer Road on
the'west, the Salvation Army to the east, vacant land to the north
and west, and single-family homes (Tract 14295) to the south.
Anticipated development in the vicinity includes a 3 acre
neighborhood park to the north and single-family detached homes to
the west across Pioneer Road.
Staff has determined that the Final Map is in conformance with the
Vesting Tentative Tract Map approvals, the City's Zoning and
Subdivision Codes, and the State Subdivision Map Act.

RESOLUTION NO. 96-66
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 15292
The City Council of the City of Tustin does hereby resolve as
follows:
I ·
The City Council finds and determines as follows:
A·
That Final Tract Map 15292 has been submitted by
Greystone Homes;
Be
That a public hearing was held by the Planning
Commission on April 8, 1996. At this hearing the
Planning Commission recommended approval of Vesting
Tentative Tract Map 15292 to the City Council.
Subsequently, the City Council approved Vesting
Tentative Tract Map 15292 on May 6, 1996;
Ce
The Final Map is considered ministerially.exempt
pursuant to Section 15268(b) of the California
Environmental Quality Act;
D·
That. the proposed subdivision is in conformance
with the Tustin General Plan, the Tustin Zoning
Code and Subdivision Map Act;
The 0.663 acres of parkland required for this
development was previously dedicated with
recordation of Tract 13627;
F·
That the City has reviewed the status of the School
Facilities Agreements between the Irvine Company
and the Tustin Unified School District for the
impact of Tentative Tract 15292 on School District
facilities, and changes in state law. Impacts
associated with this approval on School District
facilities are adequately addressed;

That the site is physically suitable for the type
of development proposed;
That the site is physically suitable for the
proposed density of development;

That the design of the subdivision or the proposed
improvements are not likely to cause substantial
environmental damage or substantially and avoidably
injure ~ish or wildlife in their habitat;

That the design of the subdivision or the type of
improvements proposed will not conflict with
easements acquired by the public-at-large, for
access through or use of the property within the
proposed subdivision;
Ke
That the design of the subdivision or the types of
improvements proposed are not likely to cause
serious public health problems; and
ne
That the Final Map is in substantial conformance
with the Vesting Tentative Tract Map.
II. The City Council hereby approves Final Tract Map 15292,
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 17th day of June, 1996.
