ACCEPTANCE OF PUBLIC IMPROVEMENTS AND ~ RELEASE OF BONDS FOR
TRACT NO. 14748 (PRES1DIO~
RECOMMENDATION
It is recommended that the Tustin City Council, at their meeting of September 3, 1996, authorize release of
the following bond for the indicated amounts:
Monumentation Bond No. 111-2721-9095 ............................
$ 2,000.00
FISCAL IMPACT
None.
BACKGROUND
Tract No. 14748 was developed as an expansion of Tentative Tract No. 14381 in order to provide an
additional twelve (12) dwelling units. Accordingly, Performance Bond, Labor and Materials Bond and
Subdivision Warranty Bond for Tract no. 14748 were not needed since improvements were included under
original Tract Map no. 14381.
The subject tract is bounded on the east by Jamboree Road, on the west by Tract No. 14381, on the'south by
Tract No. 14567 and on the noah by Patriot Way..
As a condition of approval the developer, California Pacific Homes, was required to post the following;
improvement bond:
Monumentation Bond No. 111-2721-9035 ............................. $ 2,000.00
DISCUSSION
The developer has completed all monumentation within Tract No. 14748 as required by the final map to the
satisfaction of the Public Works Department and it is recommended that the above mentioned bond be
released and the public improvements be accepted by the City Council.
