SUMMARY OF PROJECTS
The following is a list of projects and activities for your information. The list focuses on
the status of projects that the Planning Commission, Zoning Administrator, or Community
Development Director approved, major improvement projects, and other items of
interest.
Major Projects in Plan Check
Columbus Park and School Renovations (17522 Beneta Way): Building plans
for renovations to the sports fields, snack shop building, field lighting, and
restrooms are in plan check. The renovations are being done with a joint
agreement between the City of Tustin and the Tustin Unified School District.
Steelcase, Inc. Demolition and Rehabilitation (1123 Warner Avenue): Plans to
demolish 508,674 square feet of existing warehouse area and rehabilitate 469,903
square feet of the remaining warehouse area to be used as a warehouse with
accessory offices and a showroom for a tile manufacturer and distributor are in plan
check.
McCharles House Expansion (335 S. C Street): Building plans to construct a 500
square foot addition to the south side of the existing restaurant to accommodate
eight (8) additional seats and a 520 square foot detached retail building at the rear of
the property are in plan check.
Restaurant and Bakery Expansion (14141 Red Hill Avenue): Building plans to
expand the existing restaurant and bakery into the adjoining tenant space are in plan
check.
Gas Station Demolition (13052 Newport Avenue): Plans to demolish the existing
Chevron Gas Station are in plan check. Preliminary plans for commercial
redevelopment of the site have been reviewed by staff.

Major Projects Under Construction
Ethan Allen Retail Building (2996 El Camino Real): Building permits were
issued on October 28, 2002, and construction of the new 15,370 square foot
showroom is nearing completion.
Office Conversion (690 W. 1st Street): Building permits to convert an existing
1,572 square foot residence to general office use, including associated site
improvements, have been issued and construction is underway.
Dr. Helm's Medical Office and Service Retail Building (215 El Camino Real): A
Temporary Certificate of Occupancy has been issued for the new medical office
and retail building, and it is expected to be finished within a few weeks.
Starbucks Center Freeway Sign (1450 El Camino Real): Construction of the
freeway pole sign is underway.
Albertsons Store (13270 Newport Avenue): Building permits for the new 50,000
square foot supermarket and drive-thru Sav-on Express pharmacy issued on
November 13, 2002, and construction is well underway.
Coin-Operated Carwash (101 N. Tustin Avenue): Building permits for the coin-
operated carwash were issued on September 6, 2002, and construction is nearing
completion.
New Single Family Residence (170 N. Mountain View): Building permits for the
new single-family residence were issued on August 12, 2002, and construction is
underway.
Heritage Place Senior Housing (1101 Sycamore): Construction of the 54-unit
affordable senior housing project is well underway, and the stucco and drywall
stage is nearing completion.
Village of Hope (MCAS Tustin at LansdowneNalencia): Building permits were
issued on May 9, 2002, for the two (2) buildings located at 15635 and 15686
Landsdowne. Grading has been completed; however, there is currently no
building activity. The Orange County Rescue Mission is arranging pro bono
contract work that should begin shortly.
Ralphs Shopping Center (14551 Red Hill Avenue): The shopping center facade
renovation is nearing completion.
Cingular Wireless (14662 Newport Avenue): Construction of a roof-mounted
wireless facility is well underway.

Recently Completed Projects
Acorn Naturalists (155 El Camino Real): Construction of the two-story office and
retail building was completed on February 20, 2003.
Tustin Car Wash (535 E. Main Street): The new carwash building and retail
building are finished. Tenant improvement plans are in plan check for a proposed
restaurant tenant.
Tustin Ranch Estates Phase 2 (Pioneer Way and Pioneer Road): Construction
of all fifty-one (51) homes is complete.
Cameo Woods (Peters Canyon Road): Construction of all twenty-two (22) homes
is complete.
Westgate Office Buildings (12569 and 12575 Newport Avenue): The first and
second buildings and all site amenities are completed. The first tenant space of
three spaces at 12575 Newport Avenue is complete.
Dialysis Center (535 E. First Street): Tenant improvements for a 9,000 square
foot dialysis center at an existing bank building were completed on November 20,
2002.
Quail Meadows Condominiums (17574 Vandenberg Lane): Rehabilitation of the
existing parking structure at the condominium complex is complete.
El Camino Real Streetscape Improvements (between Newport Avenue and
First Street): The construction of streetscape improvements, such as decorative
brick paving, landscaping, planters, and lighting by Southern California Edison,
were completed on December 12, 2002.
Edinger Avenue Widening (between Jamboree Road and Red Hill Avenue):
The Capital Improvement Project (CIP) to widen both sides of Edinger Avenue to
three lanes in each direction was completed in November 2002.
Roadway Improvements
Annual Major Roadway Maintenance (major streets including Tustin Ranch
Road): Roadway maintenance such as resurfacing will begin in March 2003 and
be completed by July 2003.
Traffic Signal Modifications (Red Hill Avenue and San Juan Avenue): The
project to modify traffic signal and upgrade equipment is expected to begin in April
2003 and be completed by June 2003.

Irvine Boulevard Storm Drain Project- Phase I (Irvine Boulevard, between Holt
Avenue and Newport Avenue): The project to construct a 72-inch storm drain
pipe will begin in June 2003 and be completed by September 2003.
Miscellaneous
The City of Tustin Water Reservoir Project (235 E. Main Street): Construction
of the water reservoir, pumping plant, chlorinating building, wellhouse, parking lot,
water feature, and landscaping is 99% completed and expected to be finished by
April 2003.
Zoning Administrator Actions
Zoning Administrator Action 02-004 (651 E. Ist Street): A request for
authorization to enclose an existing 325 square foot outdoor dining area and to
construct a 125 square foot vestibule for customer waiting area for Peppino's
restaurant was approved on December 16, 2002.
Zoning Administrator Action 03-001 (14091 C. Street): A request for
authorization to demolish an existing one-car garage to construct a new two-car
garage (441 square feet) and a two-story addition (723 square feet) for an existing
residence was approved on February 18, 2003.
Zoning Administrator Action 03-002 (1302 Industrial Drive): A request for
authorization to establish an accessory banquet facility in conjunction with the
Marconi Automotive Museum was approved on February 24, 2003.
