On October 28, 1996, the Planning Commission adopted Resolution No. 3488 recommending
that the City Council approve Tentative Tract Map 15316. The City Council approved
Tentative Tract Map 15316 on November 18, 1996 by adopting Resolution No. 96-118. These
approvals included numerous conditions to be met prior to approval of the Final Map.
Final Map 15316 includes 71 numbered lots and three (3) lettered lots to accommodate the
development of 71 single family dwellings on a 91/2 gross acre site. Final Map 15316 is
bordered by Heritage Way to the south, Lot 1 of Tract 15055 to the north (proposed 316-unit
apartment site), an existing apartment complex .(Rancho Mariposa) to the east, and a futUre 5-
acre neighborhood park to the west.

RESOLUTION NO. 97-06
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 15316
(TRACT NOS. 15373, 15374, 15375 AND 15316)
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:

That Final Tract Map 15316 (Tract Nos. 15373,
15374, 15375 and 15316) has been submitted by
Kaufman and Broad Coastal,. Inc;

That a public 'hearing was held by the Planning
Commission on October 28, 1996. At this hearing
the Planning Commission recommended that the City
Council approve Tentative Tract Map 15316.
Subsequently, the City Council approved Tentative
Tract Map 15055 on November 18, 1996;

Pursuant to Section 15268(b) of the California
Environmental Quality Act (CEQA), the Final Map is
considered statutorily exempt from the requirements
of CEQA.

That the proposed subdivisiOn is in conformance
with the Tustin General Pla~'the Tustin Zoning
Code and Subdivision Map Act;
The 0.5964 acres of parkland required for this
development was Previously dedicated with
recordation of T.ract 15055;

Facilities Agreements between the Irvine Company
and the Tustin Unified School District for the
impact of Tentative Tract 15055 on School District
facilities, and changes in state law. Impacts
associated with this approval on School District
facilities are.adequately addressed;

That the site is physically suitable .for the
proposed density of development;

That the design of the subdivision or the proposed
improvements are not likely to cause substantial
environmental damage or substantially and avoidably

improvements proposed will not conflict with
easements acquired by the public-at-large, for
access through or use of the property within the
proposed subdivision;

That the Final Maps are in substantial conformance
with the Vesting Tentative Tract Map.
II. The City Council hereby approves Final Tract Map 15316
(Tract Nos. 15373, 15374, 15375 and 15316), subject to
final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 3rd day of February, 1997.
