It is recommended that the City Council adopt Resolution 93-119
apprcving Final Tract Map 14669.
FISCAL IMPACT
There are no fiscal impacts to the City associated with this
project since the tract map was initiated by the applicant and no
financial assistance has been requested.
BACKGROUND
On September 14, 1992, the Planning Commission adopted Resolution
No. 3078 recommending to the City Council approval of Vesting
Tentative Tract Map 14669. The city Council approved Vesting
Tentative Tract Map. 14669 on October 5, 1992, by adopting
Resolution No. 92-116. These approvals included numerous
conditions to be met prior to approval of the final map, with which
the applicant has complied. The Final Map is now ready for
recordation with the Orange County Recorders office. Prior to
recordation, the Final Map must be reviewed and approved by the
Planning Commission and City Council. The Planning Commission
reviewed this item and recommended approval of the Final Map at
their October 25, 1993 meeting by adopting Resolution 3198.
Fina~ Map 14669 includes sixty-nine numbered lots and 20 lettered
lots, accommodating 69 single family dwellings. Final Map 14669 is
bordered by Township Drive on the north, Rawlings Way to the east,
Tustin Ranch Road to the south and Lot 28 of Tract 12870 to the
west.
CONCLUS I ON
The ~esolutions approving the tentative tract map for this project
included numerous conditions which were required to be satisfied
pricr to recordation. All required conditions have been met.

Staff has determined that the Final Map is in conformance with the
Vesting Tentative Tract Map approvals, requirements of the East
Tustin Specific Plan, Development Agreement, the City's Subdivision
Code, the East Tustin EIR and the State Subdivision Map Act. Based
upon this conformance, it is recommended that the City Council
approve Final Tract Map 14669 by adopting Resolution No. 93-119 as
submitted or revised.

A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, CALIFORNIA, RECOMMENDING TO THE TUSTIN
CITY COUNCIL APPROVAL OF FINAL TRACT MAP 14669

The Planning Commission of the city'.of Tustin 'does hereby
resolve as follows:
I. The Planning Commission finds and determines as follows:

That Final Tract Map 14669 has been submitted by
California Pacific Homes.

That a public hearing was held by ~he Planning
Commission on September 14, 1992. At this hearing
the Planning Commission recommended approval of
Vesting Tentative Tract Map 14669 to the City
Council. Subsequently, the City Council approved
Vesting Tentative Tract Map 14669 on October 5,
1992.

That following tentative map approval,
applicant filed Final Tract Map 14669.

The Final Map is considered ministerially exempt
pursuant to Section' 15268(b) of the California
Environmental Quali.ty Act.

District facilities by approval of this map are
adequately addressed.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14669
The City Council of the City of Tustin does hereby ~esolve as
follows:
I. The City Council finds and determines as follows:

That Final Tract Map 14669 has been submitted by
California Pacific Homes.

That a public hearing was held by the Planning
Commission on September 14, 1992. At'this hearing
the Planning Commission recommended approval of
Vesting Tentative Tract Map 14669 to the City
Council. Subsequently, the City Council approved
Vesting Tentative Tract Map 14669 on October 5,
1992.

That following tentative map approval,
applicant filed Final Tract Map 14669.

That on October 25, 1993, the Planning commission
recommended to the City Council approval of Final
Map 14669 by adopting Resolution NO. 3198.

The Final Map is considered ministerially exempt
pursuant to Section 15268(b) of the California
Environmental Quality Act.
F.That the proposed subdivision is in conformance
with the Tustin Area General Plan, adopted East
Tustin Specific Plan, the Development Agreement and
-..Subdivision Map Act as it pertains to the
~' development of residential units.

The .7038 acres of parkland required for this
development was previously dedicated with
recordation of Tract 12870.

That the City has reviewed the status of the School
Facilities Agreement between the Irvine Company and
the Tustin Unified School District, the East Tustin
Specific Plan, EIR 85-2, the impacts of Vesting
Tentative Tract Map 14669 on School District
facilities, and reviewed changes in State law, and
finds and determines that the impacts on School
District facilities by approval of this map are
adequately addressed.

of development proposed.

with the Vesting Tentative Tract Map.
II. The City Council hereby approves Final Tract Map 14669
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 1st day of November, 1993.
