SUBJECT: LOT LINE ADJUSTMENT NO. 93-6 (MAC PHERSON PROPERTIES)
RECOMMENDATIONS'.
That the City Council, at their meeting of October 4, 1993, adopt the
attached resolution approving Lot Line Adjustment No. 93-6.
FISCAL IMPACT;
None
BACKGROUND:
Mac Pherson Properties is requesting the subject lot line adjustment to
eliminate a narrow triangle of property which protrudes into an adjacent
property. This adjustment will make the properties more usable. These
properties are a part of the Tustin Auto Center, adjacent to I-5 and
Tustin Ranch Road.
DISCUSSION:
This lot line adjustment is p~ovided for in section 66412 (d) of the
Subdivision Map Ac= wherein the act makes provisions for the local
agency to approve lot line adjustments where the land taken from one
parcel is added to an adjacent parcel and where a greater number of
parcels than originally existed is not thereby created.
The attached documents, consisting of a Resolution and six sheets of an
application for lot line adjustment, will provide this adjustment once
the Resolution has been adopted by Council and the application approved
by staff.
This application has been reviewed by both the Community Development
Department and the Engineering Division and all proposed adjustments
have been found to be in compliance with all zoning and setback
requirements of the City and the provisions of the California
Subdivision Map Act.

RESOLUTION NO. 93-105
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 93-6
WHEREAS, Section 66412 (d) of the subdivision Map Act
makes provisions for the local agency 'to approve lot line
adjustments where the land taken from one parcel is added to
an adjacent parcel and wh~re a greater number of parcels than
originally existed is not thereby created; and
WHEREAS, the City Council of 'the City of Tustin has
reviewed Lot Line Adjustment No. 93-6 and has made a finding
that the real propertY described in Exhibit A and shown on
Exhibit B complies with the provisions of the California
Subdivision Map Act and applicable city of-Tustin ordinances
and regulations including the requirements for building sites;
and
WHEREAS, the-City Council of the City of Tustin has made
the following findings:
1. That the proposal is eligible for processing as a
lot line adjustment pursuant to Section 66412 of
the Subdivision Act;

That the requirements of the California
Environmental Quality Act have been met;
3. That the proposal is consistent with the General
Plan; and
4. That--t-he resultant parcels will meet the
requirements of the zoning Code;
NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line
Adjustment No. 93-6, as shown on Exhibits A and B is hereby
approved and that: the parcels be considered building sites
upon recordation of this document.
