FINAL TRACT MAP 14782
RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 93-99
approving 'Final Tract Map 14782.

On June 28, 1993, the Planning Commission adopted Resolution No.
3151 recommending to the City Council approval of Vesting Tentative
Tract Map 14782. The City Council approved Vesting Tentative Tract
Map 14782 on July 19, 1993, by adopting Resolution No. 93-76. These
approvals included numerous conditions to be met prior to approval
of the final map, with which the applicant has complied. The Final
Map is now ready for recordation with the Orange COunty Recorders
Office. Prior to recordation, the Final Maps must be reviewed and
approved by the Planning Commission and City Council. The Planning
Commission recommended approval of the Final Map at their September
13, 1993 meeting by adopting Resolution No. 3192.
Final Map 14782 includes twenty five numbered lots and 40 lettered
lots, accommodating 94 patio home dwellings. Final Map 14782 is
bordered by Laurel Glen Neighborhood Park on the north, Myford Road
to the east, the E1 Modena/Irvine Channel and Bryan Avenue to the
south and Tract 13106 consisting of 110 medium density single
family attached dwellings to the west.
CONCLUSION
The resolution approving the tentative tract map for this project
included numerous conditions which were required to be satisfied
prior to recordation. All required conditions have been met.

Staff has determined that the Final Map is in conformance with the
Vesting Tentative Tract Map approvals, requirements of the East
Tustin Specific Plan, DeVelopment Agreement, the City's Subdivision
Code, the East Tustin EIR and the State Subdivision Map Act. Based
upon this conformance, it is recommended that the City Council
approve Final Tract Map 14782.

RESOLUTION NO. 93-99
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14782
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:

That Final Tract Map 14782 have been submitted by
California Pacific Homes.

That a public hearing was held by the Planning
Commission on June 28, 1993. At this hearing the
Planning Commission recommended approval of Vesting
Tentative Tract Map 14782 to the City Council.
Subsequently, the City Council approved Vesting
Tentative Tract Map 14782 on July 19, 1993.

That following tentative map approval,
applicant filed Final Tract Map 14782.

That on September 13, 1993 the Planning Commission
recommended approval of Final Map 14782 to the City
Council by adopting Resolution No. 3192.

The Final Map is considered ministerially exempt
pursuant to Section 15268(B) of the California
Environmental Quality Act.

That the proposed subdivision is in conformance
with the Tustin Area General Plan, adopted East
Tustin Specific Plan, the Development Agreement and
Subdivision Map Act as it pertains to the
development of residential units.
G·
The .7896 acres of parkland required for this
development was previously dedicated with
recordation of Tract 12763.
H.
That the City has reviewed the status of the School
Facilities Agreement between the Irvine Company and
the Tustin Unified School District, the East Tustin
Specific Plan, EIR 85-2, the impacts of Vesting
Tentative Tract Map 14782 on School District
facilities, and reviewed changes in State law, and
finds and determines that the impacts on School
District facilities by approval of this map are
adequately addressed.
That the site is physically suitable for the type
of development proposed.

That the site is physically suitable for the
proposed density of development.

That the design of the subdivision or the proposed
improvements are not likely to cause substantial
environmental damage or substantially and avoidably
-injure fish or wildlife in their habitat.
That the design of the subdivision or the type of
improvements proposed will not conflict with
easements acquired by the public-at-large, for
access through or use of the property within the
proposed subdivision.

That the design of the subdivision or the types of
improvements proposed are not likely to cause
serious public health problems.

That the Final Map is in substantial conformance
with the Vesting Tentative Tract Map.
II. The City Council hereby approves Final Tract Map 14782
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 20th day of September, 1993.
