HUSTON, CITY MANAGER FROM' PUBLIC WORKS DEPARTMENT/ENGINEERING DIVISION ~ SUBJECI: LOT LINE AD~'USTMENT'NO. 93'-4 (CALIFORNIA PACIFIC ]{OMES) RECOM}4ENDATIONS: That the City Counc;1, at their meeting of July 6, 1993, adopt the attached resolution approving Lot Line Adjustment No. 93-4. FISCAL IMPACT: None. BACKGROUND- California Pacific Hcmes has requested the subject lot line adjustment to accommOdate an existing sewer manhole. The subject lot line adjustment is within the Tustin Ranch Development in Tract No. 14381 which is located easuerly of Pioneer Road and southerly of Patriot Way. , _ DISCUSSION: This lot line adjustment is provided for in Section 66412 (d) of the Subdivision Map Act wherein the act makes provisions for the local agency to approve lc% line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally e×is~ed is not thereby created. The attached documen:$, consisting of a resolution and si>: sheets of an application for lot Line adjustment, will provide this adjustment once the resolution has been adopted by Council and the application approved by staff. This application has been reviewed by both the Community Development Department and the Engineering Division and all proposed adjustments have been found tc be in compliance with all zoning and setback requirements of the City and the provisions of the California Subdivision Map Robert S. Ledendecker Director of Public %<cr}:s/Citv Engineer Junior Civil Engineer RSL: ccc: iia93-4 A%%achment 6 7 9 I0 11 12 13 14 15 16 17 18 19 · 20 '21 ")9 23 24 25 27 2~ RESOLUTION NO. 93-68 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 93-4 WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment No. 93-4 and has made a finding that the real property described in Exhibit A and shown on Exhibit B complies with the provisions of the California Subdivision Map Act and applicable City of Tustin ordinances and regulations including the requirement for building sites; and WHEREAS, the City Council of the City of Tustin has made the following findings: That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Act; · That 'the requirement of the California Environmental Quality Act have been met; That the proposal is consistent with the General Plan; and That the resultant" parcels will requirements of the Zoning Code: meet the NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No. 93-4, as shown on Exhibits A and B, is hereby approved and that the parcels be considered building sites upon recordation of this document.
