FISCAL IMPACTS
There are no fiscal impacts to the City associated with this
project as the tract map was initiated by the applicant and no
financial assistance is being requested.
BACKGROUND
On March 28, 1994, the Planning Commission adopted Resolution No.
3241 recommending to the City Council approval of Vesting Tentative
Tract Map 14168. The City Council approved Vesting Tentative Tract
Map 14168 on May 2, 1994, by adopting Resolution No. 94-48. These
approvals included numerous conditions to be met prior to approval
of the final map, with which the applicant has complied.
On October 10, 1994, the Planning Commission adopted Resolution No.
3302, recommending to the City Council approval of Final Map 14168.
The Final Map is now ready for recordation with the Orange County
Recorder's Office. Prior to recordation, the Final Map must be
reviewed and approved by the City Council.
Final Map 14168 includes 69 numbered lots and 17 lettered lots,
accommodating 69 single family dwellings units, landscaping and
private streets. Final Map 14168 is bounded by Lot 4 of Tract
12870 across Township Road to the north, multiple family dwellings
across Tustin Ranch Road to the south, and single family dwellings
across Township Drive to the west. Across a proposed pedestrian
paseo to the east, Tract 14669 (Lot 8 of Tract 12870) consisting of
69 single family dwellings is under construction and is identical

to the product proposed for Tract 14168. The two tracts would be,
in effect, sister tracts linked by a common paseo.
CONCLUSION
The resolutions approving the tentative tract map for this project
included numerous conditions which were required to be satisfied
prior to recordation. All required conditions have been met.
Staff has determined that Final Map 14168 is in conformance with
the Vesting Tentative Tract Map approval, requirements of the East
Tustin Specific Plan, Development Agreement, the City's Subdivision
Code, the East Tustin EIR and the State Subdivision Map Act. Based
upon this conformance, it is recommended that the City Council
approve Final Tract Map 14168 by adopting Resolution No. 94-118, as
submitted or revised.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14168
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:
That Final Tract Map 14168 has been submitted by
California Pacific Homes.
That a public hearing was hel~~ by the Planning
Commission on March 28, 1994. At this hearing the
Planning Commission recommended approval of Vesting
Tentative Tract Map 14168 to the city Council.
Subsequently, the City Council approved Vesting
Tentative Tract Map 14168 on May 2, 1994.
