AVENUE AND MOFFETT DRIVE IN TUSTIN LEGACY TO STANDARD
PACIFIC CORP. (SOON TO BE CALATLANTIC GROUP INC.)
SUMMARY
Final construction of the streets and infrastructure associated with the Greenwood Development by
Standard Pacific Corp. (soon to be CalAtlantic Group, Inc.) varied slightly from the perimeter
boundaries of the lots sold to Standard Pacific Corp. via the underlying conveyance tract map no.
17404. This issue affects the private open space lots B, NN, BBB, GGG, and HHH of tract map no.
17507 adjacent to Park Avenue and Moffett Drive and created dual ownership by Standard Pacific
Corp. and the City over those lots. It is therefore necessary for the City to quitclaim ownership
interest over these five lots to Standard Pacific Corp. (soon to be CalAtlantic Group, Inc.) for ultimate
transfer to the Greenwood Homeowners Association.
RECOMMENDATION
It is recommended that the City Council approve the quitclaim to Standard Pacific Corp. (soon to be
CalAtlantic Group, Inc.) over Lots B, NN, BBB, GGG, and HHH of TR 17507 adjacent to Park Avenue
and Moffett Drive as shown on the attached quitclaim deed and authorize the Mayor and City Clerk to
execute the document on behalf of the City.
FISCAL IMPACT
There is no fiscal impact associated with this item.
CORRELATION TO THE STRATEGIC PLAN
This agreement contributes to the fulfillment of the City's Strategic Plan Goal A: Economic and
Neighborhood Development; specifically the project implementation of Strategy #1 which, among
other items, is to develop critical phases of Tustin Legacy.
DISCUSSION/BACKGROUND •
Final construction of the streets and infrastructure associated with the Greenwood Development by
Standard Pacific Corp. varied slightly from the perimeter boundaries of the lots sold to Standard
Pacific Corp. via the underlying conveyance tract map no. 17404. This issue affects the private open
space lots B, NN, BBB, GGG, and HHH of tract map no. 17507 adjacent to Park Avenue and Moffett
Drive and created dual ownership by Standard Pacific Corp. and the City over these lots. The city-
owned portions of these lots comprise 151 square feet of lot B, 2 square feet of lot NN, 23 square feet
of lot BBB, 39 square feet of lot GGG, and 64 square feet of lot HHH as shown on the attached
overlay exhibit. It is therefore necessary for the City to quitclaim ownership interest over these five
lots to Standard Pacific Corp. (soon to be CalAtlantic Group, Inc.) for ultimate transfer to the

Greenwood Homeowners Association. This issue is holding up final approval of the sales documents
by the California Department of Real Estate.
Copies of the proposed quitclaim are attached for information. Note that two quitclaim deeds are
provided, one to Standard Pacific Corp. and one to CalAtlantic Group, Inc. Standard Pacific Corp. is
currently finalizing a merger with The Ryland Group, Inc. to form CalAtlantic Group, Inc. The timing of
the completion of the merger is imminent and will determine which of these two quitclaim deeds will
be executed. The location of the parcels affected are shown on the attached overlay exhibit.
