ADJUST 93-7 01-17-94CONSENT CALENDAR NO. 8 1-17-94 DATE: JANUARY 17, 1994 inter-Com TO: WILLIAM HUSTO~;, CITY MANAGER FROM: PUBLIC WORKS DEPARTMENT/ENGINEERING DIVISION _SUBJECT: LOT LINE ADJUSTMENT NO. 93-7 (CALIFORNIA PACIFIC }{OMES) RECOMMENDATIONS: That the city Council, at their meeting of January 17, 1994, adopt the attached resolution approving Lot Line Adjustment No. 93-7. FISCAL IMPACT; None BACKGROUND: California Pacific Homes is requesting the subject lot'line adjustment to improve the golf course view from the home to be placed on Parcel 2 of this adjustment. DISCUSSION: This lot line adjustment is provided for in Section 66412 (d) of the Subdivision Map Act wherein the act makes provisions for the local agmncy to approve lo~ line adjustments where the land taken from one p~rcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created. The attached documents, consisting of a Resolution and four sheets of an ~pplication for lot line adjustment, will provide this adjustment once the Resolution has been adopted by Council and the application approved by staff. This application has been reviewed by both the Community Development Department and the Engineering Division and all proposed adjustments have been found to be in compliance with all zoning and setback requirements of the City and the provisions of the California Subdivision Map Act. . · Robert S. Ledendecker Director of Public Works/City Engineer RSL:WH: ccg: 1193-7 Attachment Wendy Hallman Junior Civil Engineer $ ? $ 9 10 11 12 15 14 15 16 17 19 20 21: 2~ RESOLUTION NO. 94-15 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING LOT LINE AD3USTMENT NO. 93-7 WHEREAS, Section 66412 (d) of the SUbdivision Map Act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a. greater number of parcels than Originally existed is not thereby crea%ed; and WHEREAS, the City Council of tke City of Tustin has ~eviewed Lot Line Adjustment No. 93-7 and has made a finding ~hat the'real proper~y described in Exhibit A and ~shown on Exhibit B complies with the provisicns of the California Subdivision Map Act and applicable Cit':' of Tustin ordinances and regulations.including the requirements for building sites; and WHEREAS, the City Council of the City of Tustin has made the following findings: · That the proposal is eligible for processing as a lot line adjustment pursuan~ to Section 66412 of the Subdivision Act; · That ~he requirements of the California Environmental Quality Act have been met; · That the proposal is consisEent with the General Plan; and · That the resultant parcels will meet the requirements of the Zoning Code; NOW, THEREFORE, BE IT RESOLVED tha~ the proposed Lot Line Adjustment No. 93-7, as shown on Exhikits A and B is hereby approved and that the parcels be considered building sites upon recordation of this document. PASSED AND ADOPTED at a regular meeting of the City Council of the City of Tustin on the 17th day of January, 1994.
