FINAL PARCEL MAP 95-115
RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 95-124
approving Final Parcel Map 95-115.
FISCAL IMPACT
There are no fiscal impacts to the City associated with this
project since the parcel map was initiated by the applicant and the
applicant has paid processing fees for recovery of City costs of
processing said map.
BACKGROUND/DISCUSSION
On August 28, 1995, the Planning Commission adopted Resolution No.
3379 recommending to the City Council approval of Tentative Parcel
Map 95-115. The City Council approved Tentative Parcel Map 95-115
on September 18, 1995 by adopting Resolution No. 95-81. These
approvals included several conditions of approval to be met prior
to the approval of the Final Map, which have been satisfied. The
Final Map is now ready for recordation with the Orange County
Recorders' Office. Prior to recordation, the Final Parcel Map must
be reviewed and approved by the Planning Commission and City
Council. The Planning Commission reviewed this item and recommended
approval of the Final Parcel Map at their November 27, 1995 meeting
by adopting Resolution No. 3409.
Final Parcel Map 95-115, consists of three numbered parcels and one
lettered parcel. The site is developed with three light industrial
buildings and is located on the easterly side of Franklin Avenue.

CONCLUSION
Staff has determined that the proposed Parcel Map is in conformance
with the Tentative Parcel Map approvals, the Subdivision Code and
the State Subdivision Map Act. Based upon this conformance, it is
recommended that the City Council approve Final Parcel Map 95-115
by adopting Resolution No. 95-124, as submitted or revised.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL PARCEL MAP 95-
115
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:

That Final Parcel Map No. 95-115 has been submitted
by Williamson & Schmid.

That ~a public hearing was held by the City Council
on December 4, 1995. That a previous public
hearing was held by the Planning Commission on
August 28, 1995, which recommended approval of
Tentative Parcel Map 95-115 to the City Council.
Subsequently, the City Council approved Tentative
Parcel Map 95-115 on September 18, 1995.

That following tentative map approval, the
applicant filed Final Parcel Map 95-115 for
approval.

The Final Map is considered ministerially exempt
pursuant to Section 15268(b) of the California
Environmental Quality Act.

That the proposed subdivision is in conformance
with 'the Tustin Area General Plan, the City's
Subdivision Ordinance and Subdivision Map Act as it
pertains to industrial property.
That the design of the subdivision is not likely to
cause substantial environmental~ damage or
substantially and un-avoidably injure fish or
wildlife in their habitat.

That the design of the subdivision will not
conflict with easements acquired by the public-at-
large, for access through or use of the property
within the proposed subdivision.

II. The City Council hereby approves Final Parcel. Map 95-115
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 4th day of December, 1995.
