RECOMMENDATION
It.is recommended that the City Council adopt Resolution No. 95-41
approving Final Tract Map 14914.
FISCAL IMPACT
This project is an applicant initiated project. The applicant'has
paid application fees to recover the cost of processing this
application.
BACKGROUND
On June 13, 1994, the Planning Commission adopted Resolution No.
3280 recommending to the City Council approval of Vesting Tentative
Tract Map 14914. The City Council approved Vesting Tentative Tract
Map 14914 on July 5, 1994, by adopting ResolutiOn No. 94-76. These
approvals included numerous conditions to be met prior to approval
of the final map, with which the applicant has complied. The Final
Map is now ready for recordation with the Orange County Recorders
Office. Prior to recordation, the Final Map must be reviewed and
approved by the Planning Commission and City Council.
On April 10, 1995, the. Planning Commission adopted Resolution No.
3350 recommending to the City Council approval of Final Tract Map
14914.
Final Map 14914 includes two (2) numbered lots accommodating a
commercial development totaling approximately. 18,000 square feet of
retail area. 'Final Map 14914 is bounded by El.Camino Real on the
south, Newport Avenue on the west, an alley to the north and
existing apartments to the east.

CONCLUSION
The resolutions approving the tentative tract map for this project
included numerous conditions which were required to be satisfied
prior to recordation. All required conditions have been met.
Staff has determined that the Final Map is in conformance with the
Vesting Tentative Tract Map approvals, the City's Zoning Code and
Subdivision Code, and the State Subdivision Map Act. Based upon
this conformance, it is recommended that the City Council approve
Final Tract Map 14914.

A RESOLUTION OF THE CITY COUNCIL OF 'THE CITY OF
TUSTIN, CALIFORNIA, APPROVING FINAL TRACT MAP 14914
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:
A.~ That Final Tract Map 14914 has been submitted by
Donley-BennettArchitects.

That a public hearing was held by the Planning
Commission on June 13, 1994. At this hearing the
Planning Commission recommended approval of Vesting
Tentative Tract Map 14914 to the City Council.
Subsequently, the City Council approved Vesting
Tentative Tract Map 14914 on July 5, 1994.
C.
The Final Map is considered ministerially exempt
pursuant to Section 15268(b) of the California
Environmental Quality Act.

That the proposed subdivision is in conformance
with the Tustin Area General Plan, the Tustin
Zoning Code and Subdivision Map Act as it pertains
to commercial development.

That the proposed subdivision would not have an
impact of School District facilities.

That the site is physically suitable for the type
of development proposed.

That the site is physically suitable for the
proposed density of development.

That the design.of the subdivision or the proposed
improvements are not likely to cause substantial

proposed subdivision.

II' The City Council hereby approves Final Tract Map 14914,
subject to final approval by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council, held on the 17th day of April, I995.
