SUBJECT: LOT LINE ADJUSTMENT NO. 95-1 (CALIFORNIA PACIFIC HOMES) That the .City Council, at their meeting of March 20, 1995, adopt the attached resolution approving Lot Line Adjustment No. 95-1. FISCAL IMPACT None. BACKGROUND California Pacific Homes is requesting the subject lot line adjustment to accommodate the already constructed site improvements. The subject lot line adjustment is located within Tract No. 13733, see attached location map. DISCUSSION This lot line adjustment is provided for in Section 66412 (d) of the Subdivision Map Act Wherein the act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created. The attached documents, consisting of a resolution and five (5) sheets of an application for lot line adjustment, will provide this adjustment once the resolution has been adopted by Council and the application approved by staff. This application has been reviewed by both the Community Development Department and the Engineering Division and all proposed adjustments have ~been found to be in compliance with all zoning and setback requirements of the City and the provisions of the California Subdivision Map Act. Serl~t Director of Public Works/ City Engineer TDS:WF.H:klb:II95-1 nior Civil Engineer Altnchn~nt /7 , sG,' 2i 2'/ 27 cc i~OU L E VARD / / // / J // // // // // Z 1 2 3 4 5 6 7 8 10 11 19. 13 14 16 17 18 10 ~0 · :21 27 RESOLUTION NO. 95-33 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 95-1 WHEREAS, Section 66412 (d) of the subdivision Map Act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment No. 95-1 and has made a finding that the real property described in Exhibit A and shown on Exhibit B complies with the provisions of the California Subdivision Map Act and applicable City of Tustin ordinances and regulations including the requirements for building sites; and WHEREAS, the City Council of the City of Tustin has made the following findings: lo That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Act; · That the requirements.of the California Environmental Quality Act have been met; · That the proposal is consistent with the General Plan; and · That the resultant parcels will meet the requirements of the Zoning Code; NOW, THEREFORE, BE'IT RESOLVED that the proposed Lot Line Adjustment No.-95-1, as shown on Exhibits A and B-is hereby approved and that the parcels be considered building sites upon recordation of this document.
